Position Overview
We are seeking a skilled, motivated, and versatile Working Supervisor to oversee the daily operations and maintenance of a premier commercial office park in Westchester County. This hybrid role requires a unique blend of administrative leadership and "boots-on-the-ground" physical maintenance. You will balance administrative tasks—such as vendor management and tenant communication—with direct hands-on repair and troubleshooting of building systems.
The ideal candidate ensures the property remains safe, efficient, and visually appealing while maintaining high tenant satisfaction.

- Site Inspections: Conduct daily walkthroughs of common areas, parking areas, and grounds to identify and proactively correct maintenance issues.
- Emergency & Weather Response: Lead on-site physical preparation and response for severe weather (snow/ice coordination) and building emergencies (leaks, power outages).
Administrative & Vendor Management (40%)
- Vendor Supervision: Solicit quotes / bids and directly oversee the quality of work performed by third-party contractors (landscapers, janitorial staff, elevator technicians, etc).
- Tenant Relations: Act as the primary point of contact for tenant work orders, responding quickly to service requests and maintaining clear, professional communication.
- Regulatory Compliance: Ensure the property adheres to all Westchester County local building codes, OSHA safety regulations, and NYS fire codes.
- Expense Tracking: Ensure that expenses for maintenance and supplies fall within annual budget amounts. Track expenses as necessary and prioritizing capital improvement recommendations.
Qualifications & Requirements
- Experience: Minimum of 5–7 years of experience in commercial property maintenance, with at least 2 years in a supervisory or lead technician role.
- Technical Skills: Strong proficiency across multiple trades (HVAC, plumbing, electrical) and experience operating commercial building systems.
- Software Literacy: Proficiency with building management systems (BMS), work-order software, and basic MS Office (Word/Excel).
- Communication: Excellent interpersonal and written communication skills for interacting with corporate tenants, property owners, and vendors.
