Roving Property Manager (Multi-Site)

We are seeking a highly adaptable and motivated Roving Property Manager to support and lead operations across multiple apartment communities in the Twin Cities metro area. This role is critical to ensuring continuity, performance, and team success during staffing transitions, vacancies, and growth periods.

What You’ll Do:
- Step in to manage and support communities in the absence of on-site staff
- Deliver exceptional customer service to residents and prospects while fostering strong resident relationships
- Supervise and direct site teams, ensuring alignment with company policies and performance expectations
- Process applications, lease agreements, and renewals with accuracy and efficiency
- Manage rent collections, delinquency efforts, late notices, and assist with eviction filings as needed
- Perform site inspections, including physical walks, file audits, and compliance reviews
- Support budget management by maximizing revenue and controlling expenses
- Partner with leadership to assist in budget preparation and operational strategy
- Lead and support property transitions, including onboarding and training of new team members
- Assist with marketing outreach efforts and leasing strategies to drive occupancy
- Support resident retention initiatives and community engagement events
- Maintain strong curb appeal and overall property presentation
- Coordinate with vendors to ensure timely completion of work orders, projects, and capital improvements
- Collaborate closely with the Regional Manager to support overall portfolio success
- Perform other duties as assigned
What We’re Looking For:
- Minimum 3 years of progressive property management experience, including leasing and leadership responsibilities
- Strong operational knowledge across leasing, collections, compliance, and team leadership
- Proficiency in Yardi required; experience with Knock strongly preferred
- Excellent communication skills (written and verbal)
- Strong organizational skills with the ability to multi-task and meet deadlines
- Thorough knowledge and application of Fair Housing laws
- Affordable housing experience required, specifically with Section 42 (LIHTC)
- Ability to travel extensively within Minnesota as needed to support assigned communities
- Valid driver’s license, insurance, and reliable transportation required
Compensation & Benefits:
- Starting salary: $70,000, depending on experience
