Job Summary: The Facilities and Maintenance Manager is responsible for ensuring the optimal functionality, safety, and aesthetic appeal of all property assets, encompassing buildings, grounds, and equipment. This role involves comprehensive maintenance, repair, and operational tasks across various disciplines, including general maintenance, plumbing, electrical, carpentry, landscaping, and heavy equipment operation. The manager will handle routine tasks, respond to emergencies, coordinate with contractors, and ensure compliance with safety and operational standards.
Key Responsibilities and Duties
General Maintenance & Operations:
- Provide 24/7 on-call availability and handle all emergencies.
- Perform general property maintenance, including septic and alarm system upkeep.
- Ensure contacts in electrical panels are in working order.
- Pull pumps and clean screens with a monthly visual assessment June-September.
- Respond to general manager requests and trouble shoot and resolve subsequent issues throughout the day.
- Conduct routine maintenance on all equipment.
Grounds & External Maintenance:
- Execute storm clean-up including dune rebuilding and debris removal.
- Execute snow plowing operations.
- Clean and maintain beaches, including york raking daily June-August, sand dune maintenance before season opens and after large coastal storms, and sand ordering as necessary.
- Operate heavy equipment as required.
- Maintain the main property access gate, including serving as a point of contact for repairs.
- Install and maintain speed bumps, speed signs, and other property signage.
- Conduct mowing and landscaping duties.
Building & Infrastructure Maintenance:
- Perform small and medium electrical projects; coordinate with contractors for large projects.
- Conduct carpentry work, including building, floors, roofs, and siding for RCB, Inc buildings.
- Maintain existing plumbing and perform plumbing for new projects; coordinate with contractors for large plumbing projects.
- Perform welding and fabrication tasks.
- Maintain solar panels.
- Survey the property and cottages weekly for safety issues during the off-season.
Seasonal & Specialized Preparations:
- Prepare bathrooms, store, and associated plumbing for seasonal openings and closings (winterization).
- Prep and haul bathroom trailers for seasonal use and storage.
- Power wash and paint trailer frames as needed for rust prevention.
- Place and retrieve lifeguard chairs and sheds on beaches seasonally.
- Build sand ramps and deploy/retrieve aluminum ramps seasonally.
- Install sand fences.
- Perform backflow testing annually in October.
Inventory & Coordination:
- Order and procure all necessary materials (rock, sand, gravel, etc.) in coordination with beach manager.
- Advise the board of any needed equipment purchases.
- Notify the general manager for reordering bathroom and other supplies stored in the garage.
- Coordinate with contractors for quarterly water testing and major repairs outside of scope.
- Pick up parts from suppliers.
- Ensure septic is pumped prior to the season.
- Respond to electric utility issues as needed.
- Establish and maintain working relationships with cottage owners, the Town of South Kingstown, and vendors.
- Contact Mystic Aquarium Animal Rescue for animal breaches on the beach.
Supervision:
- Manage cleaning contractor
- Assist with management of gate operations and parking
- Manage seasonal maintenance help
Reporting and Communications:
- Provide regular updates in the peak season to the Board of Directors
- Attend BOD meetings quarterly in off-season
- Coordinate with Beach Manager on daily operations
- Create and submit an annual summary report regarding:
- Owner feedback/issues
- Maintenance performed
- Budget updates
- Recommendations for next year
Other duties as assigned by the GM and Board of Directors.
Qualifications:
- High school diploma or equivalent.
- Valid driver's license and reliable transportation. Hoisting Engineers license for heavy equipment preferred.
- 7 years of experience in general maintenance, facilities, groundskeeping.
- Proficiency in various trades, including plumbing, electrical, carpentry, and heavy equipment operation.
- Ability to work independently, troubleshoot issues, and manage priorities effectively.
- Strong communication and interpersonal skills; ability to interact with vendors, cottage owners, the board of directors and other staff in a professional demeanor.
- Physical ability to perform demanding tasks requiring bending, lifting, and working outdoors in various weather conditions.
- Ability to follow safety protocols and respond to emergencies as required.
Compensation & Benefits
Competitive salary commensurate with experience. Anticipated salary range $80k - $100k payable in accordance with Employer’s standard biweekly payroll schedule. This position does not include health insurance or other employee benefits. Paid time off and off-season holidays.
Residency
To maintain impartiality and avoid any appearance of preferential treatment, employees in this position may not reside on the property or hold any membership status with the organization during their employment.
Schedule
This is a year-round position with full-time summer operations, including weekends and holidays, (mid-May to mid–October) and reduced off-season special projects and duties (mid-October to mid-May).
