Job Summary:

Under the direction of the Board of County Commissioners, the Facilities Manager is responsible for the coordination of maintenance and janitorial activities for all of Ravalli County’s buildings and grounds in a variety of locations. This position leads day to day operations and plans and executes a preventative maintenance schedule for the entire property. This position will work with outside vendors to ensure the best services for the taxpayers.


Supervisory Responsibilities:

·       Oversee and direct day to day maintenance and janitorial activities for primary Ravalli County buildings.

·       Maintain records and general operations for Ravalli County facilities to include: Courthouse,           

        Administration Buildings, Museum, Road Department Shops, Weed Department Building, Airport,

        Fairgrounds, Search and Rescue, The Event Center Building and other associated properties.

·       Schedule regular inspections and maintain a record of the conditions; schedule preventative maintenance

        as required at facilities to include: Road Department Shops, Weed Department Building, Airport,   

        Fairgrounds, Search and Rescue, The Event Center Building and other associated properties.

·       Administer Maintenance contracts with outside vendors, and attend or arrange all meetings with

        contractors and potential contractors for necessary services. (Electricians, plumbers, HVAC, Painters,

        Builders, Elevators, Security, Natural gas and Fire Safety systems. Etc.).

·       Establish guidelines and procedures for day to day operations of the Department.

·       Set priorities on maintenance projects, special projects and work orders, set time lines for completion and

        do regular follow up to establish progress.

·       Ensure that equipment room logs are maintained according to established schedules.

·       Supervise, direct and assist with the work of Maintenance Department employees.

·       Ensure Courthouse and Administration Building doors are unlocked and secured according to normal

        business hours.

·       Coordinate and conduct routine and emergency maintenance activities in the Adult Detention Center.

·       Develop and adhere to an annual budget.

·       Ensure availability of Facilities Maintenance staff for after-hours or weekend response to emergency or

        priority incidents.

·       Oversee the purchasing, record keeping and claim forms for the Maintenance Department.

·       Communicate with Finance Department regarding accounts paid and purchase order follow-up.

·       Participate in the Safety Committee and assist with fire drills, evacuation plans and other safety issues.

·       Update the Board of County Commissioners regarding preventative maintenance issues, general

        maintenance issues, budgetary issues and service contract issues.

·       Estimate costs to repair machinery, equipment, or building structures.

·       Order parts, supplies, or equipment from catalogs or suppliers.


Travel Required:

·       Travel required between Ravalli County buildings.


Duties/Responsibilities:

·       Participate and/or direct a wide variety of maintenance projects and activities such as: deliver copy paper

        to County offices, assist with document shredding, elections set up and tear down, furniture repair,

        change light bulbs, recycling, grounds keeping/mowing, snow removal, placing ice melt, operation of

        irrigation system at various County properties, moving document boxes to storage, facility repairs,

        changing air and water filters at various County properties (there are over 100 air filters).

·       Perform routine maintenance on boilers, such as replacing burners or hoses, installing replacement parts,

        or reinforcing structural weaknesses to ensure optimal boiler efficiency.

·       Provide grounds keeping services, such as landscaping or snow removal.

·       Perform general janitorial cleaning of buildings or properties.

·       Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals,

        or parts catalogs, as necessary.

·       Repair machines, equipment, or structures, using tools such as hammers, hoists, saws, drills, wrenches,

        or equipment such as precision measuring instruments or electrical or electronic testing devices.

·       Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building

        structures.

·       Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing,

        machinery, or equipment.

·       Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing

        filters, or doing other preventative maintenance actions.

·       Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.


Required Skills/Abilities: 

·       General understanding of basic operations of HVAC systems, Electrical systems, Plumbing systems,

         Carpentry operations.

·       Basic computer skills. Proficient in Microsoft Outlook, Word, and Excel.


Required Education and Experience:

·       Possess a valid driver’s license (CDL not required). 

·       Must be able to successfully pass a criminal and background investigation prior to employment.

·       Complete and maintain CJIN security awareness training (online) every two years.

·       Possess or obtain a Montana State Low Pressure Boiler Operator’s License within 6 months of

        employment, and maintain the license during employment.


Preferred Education and Experience:

·       Associates of Applied Science Degree in Facilities Maintenance or related field preferred.

·       Experience in facilities maintenance for a multi-building campus environment preferred.

·       Previous supervisory experience, including supervising, training and coaching of staff preferred.

·       Prior experience with purchasing and service contracts and agreements with facilities maintenance

        providers and vendors preferred.


Work Environment:

·       All position requirements may require being performed in indoor and/or outdoor settings under adverse

        relative to weather and terrain. 


Physical Requirements: 

·       Must be physically able to climb ladders, bend, or crawl into awkward spaces.

·       The ability to exert maximum muscle force to lift, push, pull, or carry objects. Must be able to lift up to 50

        pounds.

·       Must be physically able to carry out all requirements of the position in adverse conditions relative to

        weather and terrain.
