Position Overview
As part of our continued growth, Rainbow Restoration of Orange County is expanding its sales team and adding a Business Development Manager / Sales Manager to support increasing demand across construction and restoration services.
We operate at the intersection of restoration, reconstruction, and tenant improvements (TI)—delivering end-to-end solutions from emergency response through full project execution.
This role is built for a driven, mid-level B2B sales professional / outside sales representative / account manager who is ready to take ownership of a territory, build meaningful relationships, and grow a long-term, high-value book of business.
What You’ll Be Selling
- Water, fire, smoke, and mold restoration (mitigation & remediation)
- Reconstruction and general contracting services
- Tenant improvements (TI) and interior build-outs
- Capital repairs, property upgrades, and ongoing improvement work
Restoration opens the door. Construction and TI work drive long-term revenue and account growth.
Key Responsibilities
Business Development & Pipeline Creation
- Generate new opportunities through prospecting, cold outreach, and in-person engagement
- Build relationships with property managers, facility managers, asset managers, engineers, and ownership groups
- Stay active in the field—meetings, site visits, and project walks
Account Growth & Revenue Expansion
- Convert restoration opportunities into reconstruction and tenant improvement projects
- Grow accounts through repeat work, expanded scopes, and multi-property relationships
- Identify and pursue long-term revenue opportunities within each account
Sales Execution & Ownership
- Manage the full sales cycle (prospecting → proposal → close)
- Maintain disciplined CRM tracking, pipeline visibility, and follow-up
- Operate with accountability, consistency, and a results-driven mindset
Networking & Industry Engagement
- Maintain an active, visible presence within BOMA, IFMA, IREM, CAI, NAIOP, and similar industry groups—focused on building relationships that convert into opportunities
- Build and leverage a high-output referral network of property managers, facility leaders, engineers, insurance professionals, and vendors
- Develop strategic partnerships that generate repeat, revenue-producing work across restoration, reconstruction, and tenant improvements
- Identify and engage in the right events, associations, and environments where decision-makers are active—and convert those interactions into meetings and active deals
- Stay consistently in front of your network with follow-up and value-driven communication
- Operate with a clear focus on conversion—relationships → projects → repeat work → long-term accounts
- Represent the company with professionalism, urgency, and accountability in every interaction
Qualifications
- 3–7 years of experience in B2B sales, business development, outside sales, or account management
- Background in construction, restoration, property or facilities services, or related B2B industries with transferable experience in project-based sales, operations, or service delivery
- Proven ability in prospecting, lead generation, and closing deals
- Strong communication, negotiation, and relationship-building skills
- Organized with consistent CRM and pipeline management discipline
- Self-motivated, competitive, and comfortable operating in the field
Preferred Experience
- Experience in restoration, reconstruction, or tenant improvement (TI) sales
- Exposure to insurance-related projects, claims, or adjusters
- Existing relationships within property management, facilities, or real estate environments
- Familiarity with estimating, scopes of work, or construction workflows
