JOB SUMMARY: This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications. Additional duties or functions may be assigned as deemed necessary by supervisory personnel.
• Ensures the leasing office is open and ready for business on time each day. Maintains office presentation in a professional manner. Which may include refilling refreshments, light dusting, opening blinds, vacuuming, and turning on lighting at the beginning of the day and as necessary throughout the workday. Assists with closing and securing the office and models daily.
• Answers telephone and provides exceptional customer service throughout sales phone calls and/or on-site leasing tours. Responds to all Entrata leasing phone call inquiries and email inquiry leads as required throughout the day. Responsible for accurately and timely Entrata input for all telephone, email and walk-in traffic.
• Ensures that the community and show units meet the Company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community’s maintenance team members, ensuring a physically appealing show unit and/or model and amenities.
• Greets and presents property to prospective residents through personalized tours of show units, model, and community amenities. Responsible for providing excellent tour experience. Gathers information regarding needs, and qualification of prospective resident in accordance with community’s qualification requirements. Conducts follow-up with prospect.
• Leases apartments by actively marketing and promoting the apartment community. Performs all leasing activities to achieve the community’s revenue and occupancy goals by processing applications, credit screening, criminal background checks, preparing move-in package. Ensuring a smooth resident move-in and lease signing. Complete a thorough walk through of apartment and community amenities with the new residents upon move-in.
• Stays informed about current market and competitor conditions that may impact the community’s occupancy and leasing results. Responsible for shopping competitive properties by gathering competitive market information routinely through telephone calls, internet research and site visits. Prepares required reports (weekly market survey) and shares information with on-site management team. Shops the competition to compare sales technique, pricing strategy and merchandising. Ensure that the community’s established policies related to concessions, specials, and other programs to boost occupancy is properly conveyed to prospective residents.
• Develop and maintain full knowledge of rental rates, unit floorplans and locations, lease terms, and community policies and procedures. Responsible for proper upkeep of all resident and property files. Responsible for thorough knowledge of management company policies and procedures.
• Develop and maintain an on-going resident retention program under the direction of Community Manager. Assist with planning and executing resident events.
• Responsible for proper maintenance of Advertising Logbook. Efficient and timely processing of all required administrative forms, reports and related information.
• Flexibility in workdays and work schedule. Responsible for always maintaining a professional appearance and attitude. Courteous, efficient handling of resident and vendor requests and complaints.
• Responsible for reporting unusual or extraordinary circumstances regarding the property or residents to the Community Manager, Maintenance Supervisor, or Portfolio Manager.
• Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company safety policies. Report injuries, accidents, and incidents immediately to Community Manager or Portfolio Manager.
• Performs other duties as assigned. Actual job duties and responsibilities may vary depending on the size of the community.

EDUCATION: High school diploma or general education degree (GED). EXPERIENCE: None Required.
LANGUAGE SKILLS: Ability to read and interpret lease documents, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and email correspondence. Ability to speak effectively before groups of customers, vendors or employees.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

WORK ENVIRONMENT: The Leasing Consultant works on-site at an apartment community and interfaces with external/internal customers, residents, and vendors on a regular basis. The position work schedule varies depending on the property. Hours are usually scheduled from 8:30 a.m. – 5:30 p.m. The position is required to work weekend days (Sat/Sun). However, the Leasing Consultant should be flexible with availability depending on the needs of the property.
