Job Title: Fire Life Safety Director (FLSD) – Class A Commercial High-Rise
Job Summary:The Fire Life Safety Director (FLSD) is responsible for the comprehensive management of all fire and life safety systems within a Class A commercial high-rise building. This role ensures full compliance with applicable fire codes and regulations, safeguards occupants and assets, and leads all emergency preparedness and response efforts. The FLSD serves as the on-site authority during emergencies and works closely with property management, tenants, and emergency services.
Key Responsibilities:
- Oversee operation and readiness of all fire and life safety systems, including fire alarm panels, sprinkler and standpipe systems, smoke control systems, fire command center, and emergency communication systems.
- Serve as the incident commander during fire alarms, emergencies, and critical events until relieved by emergency responders.
- Manage and operate the Fire Command Center, ensuring all systems are fully functional and monitored at all times.
- Coordinate emergency response with fire departments, law enforcement, EMS, and building engineering teams.
- Develop, implement, and maintain a comprehensive Fire Safety and Emergency Action Plan (FSEAP).
- Conduct regular inspections, testing, and audits of fire protection systems in accordance with local codes and standards.
- Maintain detailed logs and documentation of inspections, system impairments, drills, and incident reports.
- Plan, conduct, and evaluate fire drills and emergency exercises for tenants and building staff.
- Provide training and guidance to tenants, floor wardens, and building personnel on emergency procedures and evacuation protocols.
- Monitor contractor activity related to fire systems to ensure compliance and safety.
- Ensure proper handling and documentation of fire system impairments and fire watch procedures when necessary.
- Collaborate with property management to ensure tenant compliance with fire safety regulations and best practices.
- Review and approve tenant fit-outs and layouts for fire and life safety compliance (as applicable).
Qualifications:
- Valid Fire Life Safety Director (FLSD) certification required (jurisdiction-specific, e.g., FDNY for NYC properties).
- Minimum of 1–3 years of experience in fire life safety, preferably in a Class A commercial high-rise environment.
- Strong working knowledge of high-rise fire protection systems, HVAC smoke control, and building management systems (BMS).
- Familiarity with local fire codes, NFPA standards, and OSHA regulations.
- Proven ability to lead during high-pressure emergency situations.
- Excellent communication and interpersonal skills, with experience interacting with corporate tenants and executive-level stakeholders.
- Strong organizational and documentation skills.
Work Environment:
- Based in a Class A commercial office high-rise with a high tenant occupancy.
- Requires 24/7 coverage; may include shifts, weekends, and holidays.
- High level of interaction with tenants, property management, contractors, and emergency responders.
Physical Requirements:
- Ability to patrol large buildings, including stairwells and mechanical areas.
- Capable of climbing multiple flights of stairs during drills or emergencies.
- Ability to respond quickly and effectively to emergency situations.
Preferred Skills & Certifications:
- Experience with advanced fire command systems and integrated building systems.
- CPR/AED and First Aid certification.
- OSHA safety training (e.g., OSHA 30).
- Experience coordinating with multiple tenants in a corporate office setting.
