Department: School-Level Non-Teaching Staff
Reports to: Facilities Director and Principal
Compensation & Benefits: Salary and benefits per negotiated agreement between The Teamsters Union Local 170 and the Quaboag Regional School Committee.
Salary Range: $18.06-23.33 per hour
Additional yearly stipend of $1500
Terms of Employment:This is a twelve-month, non-exempt position.
General Statement of Duties:
The Head Custodian reports to the Facilities Director/Principal of the school where assigned, and directs work assignments and provides direction to the other building Custodians.
Essential Functions:
1)Establishes work schedules and provides direction for custodial and maintenance personnel.
2)Maintains a safe, secure and energy-efficient building by locking/unlocking inside and outside doors, setting/resetting alarms, and turning on/off lights.
3)Monitors the fire and intrusion alarms in building to insure that they function properly.
4)Inspects fire sprinkling system, smoke alarms, and heating system to insure proper operation.
5)Monitors and ensures maintenance of generators, lighting systems, boilers, radiators, plumbing, and communications systems and establishes a planned maintenance schedule for filters changes.
6)Directs, assigns and assists in all areas of general cleaning and maintenance of school building and grounds. Troubleshoots and solves any physical plant operational problems.
7)Directs, assigns and performs minor maintenance of all equipment.
8)Develops and implements a preventative maintenance program for building and grounds, including training custodial and maintenance staff.
9)Maintains inventory and orders supplies and equipment as required.
10)Organizes the storage of materials with emphasis on the safety of flammable material storage. Maintains Material Safety Data Sheet files on all cleaning materials, chemical supplies, etc.
11)Conducts ongoing periodic safety inspection of playground equipment and play areas with appropriate follow-up as needed.
12)Performs special maintenance projects as may be assigned.
13)Sets up facilities for student assemblies, extracurricular and community group activities.
14)Consults with Facilities Director on all aspects of physical plant maintenance, grounds and ongoing housekeeping efforts.
15)Schedules and works overtime as necessary for snow removal, alarm calls and extracurricular activities.
16)Performs any other duties as designated by the Facilities Director
Qualifications:
A. Education and Experience:
•High school graduate or possession of a General Equivalency Diploma (GED)
•Experience in custodial/janitorial cleaning in an institutional facility setting
•Experience in outdoor/grounds keeping, minimum of 2 years of landscaping with zero turn
mowers & landscape equipment experience
•Experience in facilities maintenance (i.e. carpentry, electrical, painting, plumbing, HVAC, etc.)
•Supervisory experience
B. Special Requirements and Certifications:
•Valid Massachusetts Driver’s License
C. Knowledge, Ability and Skill:
•Ability to oversee other custodians while maintaining an assigned workload
•Ability to use computerized equipment such as may be required for the HVAC system
•Demonstrated character to be honest, dependable and self-starting
•Ability to use small hand tools for minor maintenance
•Demonstrated ability to follow directions
•Ability to work effectively with the public, staff and students
D. Physical Qualifications:
•Ability to climb stairs, stoop, bend and climb ladders; be able to lift 75 lbs.
