Property Manager / Operations Manager (Full-Time) – Flex Space
Overview
We are hiring a full-time Property Manager / Closing Coordinator to support the ownership, operation, and acquisition of flex / small-bay industrial properties. This role combines day-to-day asset operations with transaction coordination, ensuring both existing properties and new acquisitions are executed at a high standard.
Key Responsibilities
Flex Property Management
- Manage tenant communications, leases, renewals, and move-ins/outs
- Coordinate vendors, maintenance, light TIs, and roll-up door issues
- Track rent rolls, operating expenses, CAMs, and monthly reporting
- Maintain organized property, lease, and compliance records
- Support third-party managers and ensure operational accountability
Closing Coordination
- Coordinate acquisitions from executed LOI/PSA through closing
- Track due diligence items, inspections, estoppels, and lender deliverables
- Liaise with attorneys, lenders, title companies, brokers, and sellers
- Maintain closing checklists, deadlines, and document flow
- Assist with post-closing setup (insurance, utilities, management transitions)
Operations
- Support budget development, expense approvals, invoice review, and accruals to ensure accurate and timely financial reporting.
- Own and support property-level P&L performance by tracking revenues, monitoring operating expenses, and ensuring financial results align with approved budgets and forecasted targets.
Qualifications
- 2 years experience in flex, industrial, or commercial real estate
- 2 years experience with managing budgets and P&Ls
- Strong organizational skills and attention to detail
- Ability to manage multiple properties and transactions simultaneously
- Proficiency in Excel, Google Drive, and document management systems
- Strong written and verbal communication skills
- Real estate license a plus, not required
