Residential Manager

Overview:
Pure Property Management is seeking a highly organized and detail-oriented Residential Manager to oversee the operations of the brand new Vitality Apartments in Columbus, NE. A 234-unit new construction project with the first move-ins projected to be in April or May. The Residential Manager will be responsible for ensuring a smooth opening and the subsequent operations of the facilities, providing excellent customer service to residents, and maintaining compliance with relevant laws and regulations.

Responsibilities:
- Manage all aspects of residential property operations, including maintenance, leasing, and tenant relations. The manager will have a leasing agent as a direct report.
- Oversee facility management, including coordinating repairs and maintenance tasks. Pure does have a lead facilities director that leads/assists properties in overall maintenance operations and vendor relations company-wide.
- Ensure compliance with local laws and regulations pertaining to residential properties
- Handle tenant inquiries and complaints in a professional and timely manner
- Maintain accurate and up-to-date records, including tenant files and lease agreements
- Assist with legal administrative tasks related to property management, such as eviction proceedings or lease renewals
- Provide exceptional customer service to residents, addressing their needs and concerns promptly
- Collaborate with vendors and contractors to ensure quality workmanship and cost-effective solutions
- Utilize computerized maintenance management systems (CMMS) to track work orders and maintenance schedules

-Ability to communicate effectively both in writing and verbally.
- Prior AppFolio experience is preferred.

-Leadership skills-ability to develope and lead a team.

-Ability to work weekdays and weekends as required.

-Valid Driver's License and working vehicle.

Skills:
- Strong knowledge of facilities management principles and practices
- Proficient in using property management software and CMMS platforms
- Excellent organizational skills with the ability to prioritize tasks effectively
- Knowledge of local laws and regulations related to residential property management
- Exceptional customer service skills with a focus on resident satisfaction
- Strong communication skills, both written and verbal
- Attention to detail in maintaining accurate records and documentation
- Ability to handle multiple responsibilities simultaneously in a fast-paced environment
- Experience in real estate administrative tasks is preferred

Long Term Disability

Disability coverage is offered through Met Life and Employees are eligible on the first of the month after 30 days of service.

The benefit is 60% of employees’ pay and maxed out at $6,000 per month.

Vision and Dental

After 30 day waiting period, Employees have the option to purchase Vision and Dental coverage via a direct deduction from their paycheck at Employee’s expense. Employees will have access to annual Dental and Vision exams, as well as frames and contact lenses. Premium and co-pays vary based on coverage.

  • 50% Coverage after deductible met

Life

After 30 days of employment, Employer will pay 100% of premium for all employees to enjoy a $20,000 life insurance policy.

Long Term Disability

After 30 days of employment, Employer will pay 100% of premium for all employees to enjoy a Long Term Disability policy whereas employee will continue to receive 60% of their income for any debilitating injury. Certain terms and restrictions apply.

401k with Matching

Employees are eligible after satisfying the plan eligibility requirements which are below. 401k Savings Retirement plan through Voya Financial.

Eligibility requirements – age 21, one year of service with 1000 hours, then enter plan start of next quarter.

100% match of employee deferrals up to 3% of compensation 50% match of employee deferrals on next 2% of compensation (max match 4% of compensation). Match 100% vested immediately.

Holidays

Pure Property Management will be closed on the following holidays:

- New Year's Day

- Memorial Day

- Independence Day

- Labor Day

- Thanksgiving Day

- Friday After Thanksgiving

- Christmas Day

Eligible employees receive a paid holiday only if the holiday falls on a day they are normally scheduled to work. Full-time employees are eligible for paid holidays immediately upon hire.

Paid Time Off (PTO)

PTO is designed to provide the employee with flexibility when needed and reasonable time off from work. Employees should refer to their individual Policy as to their accrual schedule. Each Full-time employee will be eligible for PTO on their birthday. If an employee's birthday falls on a weekend, then they will be eligible to take the Friday before or Monday after.

Nebraska-mandated Sick Time Off

Accrued and used in compliance with Nebraska Laws.
