Position Overview:
The Controller will play a critical role in managing the company’s accounting and financial operations across its under construction and operating assets, from monthly construction draws and lender funding through month-end and year-end closing. This individual will work closely with executive leadership, finance, construction, underwriting, and a broad range of external partners including lenders, property management companies, external tax counsel, and investors.
The ideal candidate is highly organized, proactive, solution-oriented, and comfortable driving multiple workstreams simultaneously. They understand how accurate, timely financial reporting affects long-term project performance and are willing to challenge assumptions, refine processes, and manage deadlines to protect and maximize value. This role is best suited for someone who is comfortable exercising real decision-making authority and wants exposure across the full accounting function.
Key Responsibilities:
Construction Projects
- Prepare monthly construction draws for hotel, multifamily, and commercial projects
- Compile construction pay applications, invoices, coordinate funding, issue payments, and manage lien waivers tracking
- Track equity and loan budget-to-actual performance
- Administer and reconcile construction administration fees
- Prepare and coordinate cost segregation studies
- Prepare cost certifications for HUD projects
Operating Assets
- Review hotel and multifamily monthly financial statements and budgets
- Manage escrows for taxes, insurance, and property replacement reserves
- Calculate and administer asset management fees
- Partner with property management companies on monthly financial reporting and prepare adjusting journal entries
- Review and approve accounts payables for legacy assets
Cash Flow / Distributions
- Prepare cash flow forecasts, including historical and projected figures, work-in-progress (WIP) tracking, and line-of-credit balance management
- Calculate and administer distributions to equity partners
Accounting
- Reconcile bank accounts, accounts payable, and accounts receivable
- Manage month-end and year-end close, and prepare financial statements across all subsidiaries
- Review all year-end tax returns and K-1s, and track and pay federal and state tax estimates
- Serve as the primary contact with external auditors for annual financial statement audits
- Continuously evaluate and strengthen accounting internal controls and improve processes
Qualifications and Requirements:
- 10 years of professional accounting experience, with a strong focus on commercial real estate, construction, and / or hospitality
- Bachelor’s degree in accounting, finance, or a related field
- Certified Public Accountant (CPA) designation strongly preferred
- Direct experience with construction draw processing, lender funding, and budget-to-actual tracking
- Deep knowledge of partnership tax concepts, including K-1s and federal and state tax estimates
- Strong understanding of month-end and year-end close, financial statement preparation, and consolidation across multiple entities
- Experience managing cash flow forecasting, distributions, and line-of-credit activity
- Experience coordinating with external auditors, lenders, and property management companies
- Familiarity with cost segregation, HUD cost certifications, and escrow and reserve administration
- Excellent written and verbal communication skills with high attention to detail
- Proficiency with Microsoft 365 (Excel, Word, Outlook, Teams), Microsoft SharePoint, and AI-assisted workflows
- Familiarity with QuickBooks, investor relations software such as Agora, and accounts payable software such as Stampli
Compensation & Schedule:
- Compensation: $130,000 - $165,000 salary (DOE) and bonus eligible
- Employment Type: Full-time, exempt
- Work Environment: Flexible in-office role based in Bozeman, MT. Class A office space with outdoor patio, grilling station, bar, and golf simulator
