Position Summary

The Property Inspector is responsible for conducting routine and scheduled inspections of occupied residential rental properties to ensure homes are being properly maintained, lease terms are being followed, and maintenance issues are identified before they become costly repairs. This position serves as the "eyes and ears" of the Property Management Department by documenting property conditions, identifying lease violations, evaluating maintenance concerns, and determining whether repair costs should be assigned to the property owner or the resident based on lease obligations and inspection findings.

The ideal candidate is highly observant, objective, organized, and comfortable working independently while maintaining professionalism with residents.

Primary ResponsibilitiesProperty Inspections

  • Conduct scheduled occupied property inspections, including annual, semi-annual, move-in, move-out, and special inspections.
  • Perform exterior and interior inspections according to company standards.
  • Document the overall condition of each property using inspection software, photographs, videos, and written notes.
  • Verify that all major systems appear to be functioning properly.
  • Identify safety hazards, deferred maintenance, and preventative maintenance opportunities.
  • Inspect landscaping and exterior maintenance responsibilities.
  • Verify smoke detectors, carbon monoxide detectors (where applicable), and other required safety devices are present and functional.

Lease Compliance

  • Identify lease violations including but not limited to:
  • Unauthorized occupants
  • Unauthorized pets
  • Excessive property damage
  • Poor housekeeping creating health or safety concerns
  • Unauthorized alterations
  • Excessive clutter or hoarding
  • Parking violations
  • Improper storage of personal property
  • Failure to maintain lawns or landscaping when required by the lease
  • Document violations thoroughly with photographs and detailed notes.
  • Prepare reports for the Property Manager to initiate lease violation notices when necessary.

Maintenance Assessment

  • Identify outstanding maintenance issues throughout the property.
  • Determine urgency of repairs and recommend appropriate response times.
  • Report health and safety concerns immediately.
  • Identify preventative maintenance opportunities to reduce future repair costs.
  • Verify completion and quality of previously completed maintenance work when applicable.

Responsibility Determination

Evaluate each repair or maintenance concern and make recommendations regarding financial responsibility based on lease agreements, inspection findings, and company policies, including:

Owner Responsibility Examples

  • Normal wear and tear
  • Aging building components
  • HVAC replacement or failure due to age
  • Plumbing failures not caused by misuse
  • Roof leaks
  • Structural issues
  • Electrical failures
  • Appliance failure from normal use
  • Foundation concerns

Resident Responsibility Examples

  • Resident-caused damage
  • Negligence
  • Failure to report maintenance timely resulting in additional damage
  • Clogged drains due to misuse
  • Broken windows or doors
  • Pet damage
  • Unauthorized alterations
  • Excessive filth requiring remediation
  • Lawn maintenance neglect (when resident responsibility)
  • Damage caused by unauthorized occupants or guests

Documentation & Reporting

  • Complete detailed inspection reports within company-required timeframes.
  • Upload photographs and supporting documentation into the property management software.
  • Provide clear descriptions of findings and recommended actions.
  • Assign maintenance priorities.
  • Communicate inspection findings promptly to the assigned Property Manager.
  • Maintain accurate records for owner reporting and resident communications.

Resident Interaction

  • Conduct inspections professionally and respectfully.
  • Explain the purpose of inspections while maintaining company policies.
  • Report resident concerns to the appropriate Property Manager.
  • Maintain confidentiality regarding owners, residents, and company information.

Qualifications

  • High school diploma or equivalent required.
  • Previous experience in property management, residential inspections, maintenance, construction, or a related field preferred.
  • Strong knowledge of residential building systems and maintenance practices.
  • Ability to recognize property deficiencies and maintenance concerns.
  • Strong written documentation skills.
  • Excellent organizational and time management abilities.
  • Ability to work independently with minimal supervision.
  • Valid driver's license and reliable transportation.
  • Ability to walk properties, climb stairs, and occasionally access attics or crawl spaces when necessary.
  • Basic computer proficiency, including mobile inspection applications and Microsoft Office.

Preferred Skills

  • Knowledge of landlord-tenant laws.
  • Understanding of lease enforcement procedures.
  • Experience with property management software.
  • Basic understanding of construction and repair methods.

  • Inspection reports submitted within 24 hours.

  • Timely reporting of emergency maintenance concerns.
  • Reduction in repeat maintenance issues through preventative identification.
  • Consistent compliance with company inspection standards.

Additional Duties

This job description is intended to describe the general nature and level of work being performed. Duties and responsibilities may be modified, expanded, or reassigned as business needs evolve. Employees are expected to perform additional duties as assigned.

Pay: $32,000.00 - $35,000.00 per year
