Title: ASSISTANT PROJECT MANAGER – ROOFING & WATERPROOFING
Reports To: Project Manager / Director of Project Management
Status: Full Time
Primary Function: Supports project managers in the execution of commercial roofing and waterproofing projects while developing the skills and experience required to transition into a full project manager role within approximately two years.
Position Summary
The Assistant Project Manager assists with roofing and waterproofing projects, supporting communication between Prospect Waterproofing, our clients, and field teams. This role supports all phases of the project lifecycle, from submittals and shop drawings to final billing and close-out. Assistant Project Managers play a key role in supporting budget tracking, change order pricing, and overall project documentation. Periodic site visits are expected to maintain a thorough understanding of project status and to support both client needs and field operations. This role requires a high level of organization, urgency, and attention to detail, with clear expectations for ownership of assigned tasks and follow-through. This is a fast-paced role that requires managing multiple priorities simultaneously while maintaining accuracy and responsiveness across all projects. Assistant Project Managers will gain direct exposure to complex building envelope systems and work closely with experienced project managers to accelerate their development.
Key Responsibilities
- Prepare and submit submittals and coordinate shop drawing development for review and approval.
- Write and submit RFIs to resolve design issues.
- Assist in identifying scope changes and preparing change orders for review and submission.
- Assist the project manager in tracking costs, updating forecasts, and supporting budget management.
- Coordinate with field superintendents to support project execution and resolve issues as they arise.
- Participate in communication with clients, consultants, and general contractors, with increasing responsibility over time.
- Participate in project meetings and provide timely updates on schedule, budget, safety, and quality.
- Conduct periodic site visits to monitor progress, verify installation quality, and confirm compliance with project requirements.
- Assist in project close-out, including punch lists, warranty documentation, and final client acceptance.
Qualifications
- 3 years of experience supporting or managing commercial construction projects, preferably in roofing, waterproofing, or a related trade.
- Knowledge of roofing and waterproofing systems, including hot rubberized asphalt, IRMA assemblies, single-ply membranes (TPO, PVC, EPDM), coatings, green roofs, pavers, and below-grade waterproofing.
- Proficiency in preparing submittals, shop drawings, and construction documentation.
- Ability to read and interpret contracts, architectural/engineering drawings, and technical specifications.
- Strong organizational and time-management skills, with the ability to manage multiple projects simultaneously.
- Effective communication and problem-solving skills.
- Proficiency in Microsoft Office Suite; experience with project management or construction software preferred.
- Valid driver’s license and ability to travel to job sites throughout the DC, Maryland, and Virginia region.
Physical Requirements
- Ability to walk, stand, and climb ladders or stairs on active construction sites.
- Comfortable working outdoors and in varying weather conditions.
- Ability to sit for extended periods when working at a desk or traveling between job sites.
- Occasionally lift and carry materials such as documents, samples, or equipment (up to 25 lbs).
