The Part-Time Building Maintenance Engineer is responsible for ensuring the overall maintenance, repair, and smooth operation of a portfolio of assigned Commercial Buildings systems, structures, and common areas. This role requires a hands-on approach to performing routine maintenance, addressing repair requests, and ensuring the building meets all safety and operational standards. The ideal candidate possesses a strong background in general maintenance, plumbing, electrical, generators, HVAC, and carpentry, coupled with a customer-focused attitude.

Key Responsibilities

  • General Maintenance & Inspections:
  • Perform routine inspections of common areas, including lobbies, hallways, elevators, and parking facilities.
  • Conduct preventative maintenance on building systems to ensure optimal performance and longevity.
  • Address and resolve maintenance requests from tenants and management in a professional manner.
  • Maintain cleanliness and functionality of common areas, including minor repairs and light bulb replacement.
  • Technical Repairs & Troubleshooting:
  • Diagnose and repair issues related to plumbing, electrical systems, HVAC, and building systems.
  • Perform minor carpentry work, such as repairing doors, cabinets, and drywall.
  • Troubleshoot and repair building automation systems, security systems, and fire safety equipment.
  • Respond to emergency maintenance requests, such as water leaks or power outages, outside of regular business hours if necessary.
  • Systems Oversight:
  • Monitor and maintain HVAC systems, including changing filters and performing minor repairs.
  • Inspect plumbing systems, clear clogged drains, and replace fixtures.
  • Ensure electrical systems function properly, including replacing outlets, switches, and circuit breakers.
  • Coordinate with specialized contractors for elevator and mechanical system servicing.
  • Safety & Compliance:
  • Ensure the building complies with all local, state, and federal safety regulations and building codes.
  • Conduct regular inspections of generators, fire extinguishers, smoke detectors, and emergency lighting.
  • Maintain accurate records of all maintenance activities, repairs, and inspections.

Qualifications & Skills

  • Education: High school diploma or equivalent; technical training or certification in HVAC, plumbing, or electrical systems is preferred.
  • Experience: Minimum of 2–3 years of experience in building maintenance or property management.
  • Technical Proficiency: Skilled in work order entry systems, plumbing, electrical, HVAC, and carpentry repairs.
  • Analytical Skills: Strong troubleshooting and problem-solving abilities.
  • Communication: Excellent interpersonal skills for interacting with tenants and reporting to management.
  • Certifications: Valid driver’s license is required; EPA Universal or specific trade licenses are a plus.

Physical Requirements & Work Environment

  • Physical Ability: Must be able to lift heavy objects (up to 50 lbs.), climb ladders, and work in confined spaces.
  • Environmental Exposure: Comfortable working in various weather conditions, at heights, and in both indoor/outdoor spaces.
  • Flexibility: May require occasional evening or weekend work to address emergencies.

Pay: $20.00 - $27.00 per hour
