We are seeking an experienced, detail-oriented Leasing Specialist to support the leasing and resident experience for residential and mixed-use properties in Lansing and Flint, Michigan. This role is primarily responsible for generating leasing activity, conducting tours, processing applications, executing leases, supporting renewals, and providing excellent customer service to prospective and current residents.
The ideal candidate is proactive, organized, customer-focused, and comfortable balancing leasing responsibilities with select property management tasks in a fast-paced environment.
Pay listed does not include commission eligibility.
Responsibilities
- Manage leasing activities, including marketing, responding to inquiries, scheduling and conducting property tours, processing applications, screening, renewals, and lease execution using AppFolio.
- Follow up with prospective residents to convert leads into qualified applicants and maintain strong occupancy.
- Assist with resident retention efforts and renewal outreach.
- Provide excellent customer service and respond to resident questions and concerns.
- Address resident issues and escalate more complex concerns to the Property Manager as appropriate.
- Maintain accurate and up-to-date resident, lease, and prospect records.
- Complete move-ins and move-outs, including key distribution, inspections, and documentation.
- Monitor leasing activity, occupancy, traffic, applications, and other leasing metrics.
- Lead property marketing, including online listings, advertisements, and community outreach.
- Perform move-in, move-out, and periodic unit inspections and document findings.
- Assist with preparing vacant units for market, including coordinating cleaning, repairs, and readiness for showings.
- Ensure leasing offices, model units, and common areas are clean, organized, and presentable.
- Ensure leasing and resident activities are conducted in accordance with Fair Housing laws, landlord-tenant regulations, and company policies.
- Maintain accurate property and resident records in AppFolio.
- Prepare leasing and property reports as requested by management.
- Communicate leasing activity, resident concerns, and property issues to the Property Manager.
- Travel between Lansing and Flint properties as needed.
- Must work Saturdays if occupancy is under specified threshold.
Qualifications
- 1–2 years of leasing, property management, sales, or related customer service experience preferred.
- Previous multifamily leasing experience preferred.
- Experience with AppFolio or similar property management software preferred.
- Knowledge of Fair Housing requirements preferred.
- Strong sales, communication, customer service, and interpersonal skills.
- Professional, friendly, and confident when interacting with prospective and current residents.
- Highly organized with excellent attention to detail and follow-through.
- Ability to manage multiple priorities and work independently.
- Strong computer skills, including Microsoft Office.
- Ability to travel between Lansing and Flint properties as needed.
- Must be comfortable working toward occupancy and leasing goals.
Job Type: Full-time
Pay: $24.00 - $27.00 per hour
