The Property Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic appeal of commercial and residential properties within the business services sector. This position is responsible for performing routine inspections, preventive maintenance, and timely repairs to various building systems including electrical, plumbing, HVAC, and structural components. The technician will collaborate closely with board members, property managers and vendors to address maintenance requests efficiently, minimizing downtime and enhancing tenant satisfaction. By proactively identifying potential issues and implementing effective solutions, the technician helps preserve property value and supports a safe living and working environment. Ultimately, this role contributes to the seamless operation and upkeep of properties, reflecting the company’s commitment to quality and professionalism.
Minimum Qualifications:
- High school diploma or equivalent.
- The successful candidate will have a calm presence and verbal and written communication skills in Spanish and English.
- Proven experience in property maintenance, facilities management, or a related technical field.
- Basic knowledge of electrical, plumbing, HVAC, and general building repair systems.
- Ability to read and interpret technical manuals, blueprints, and safety regulations.
- Valid driver’s license and reliable transportation.
Preferred Qualifications:
- Certification or training in HVAC, electrical, plumbing, or general maintenance.
- Experience working in commercial property maintenance or multi-unit residential buildings.
- Familiarity with computerized maintenance management systems (CMMS).
- First aid and OSHA safety training certifications.
- Strong troubleshooting and problem-solving skills.
Responsibilities:
- This position will also include janitorial duties as required.
- Conduct regular inspections of property facilities to identify maintenance needs and safety hazards.
- Perform repairs and maintenance tasks on electrical, plumbing, HVAC, and structural systems.
- Respond promptly to maintenance requests from tenants or property managers, ensuring issues are resolved efficiently.
- Coordinate with external contractors and vendors for specialized repairs or large-scale maintenance projects.
- Maintain accurate records of maintenance activities, materials used, and work orders for reporting and compliance purposes.
- Ensure all maintenance work complies with relevant safety codes, regulations, and company policies.
- Assist in managing inventory of maintenance supplies and equipment to ensure availability when needed.
