Vice President Of Property Operations

Location: Central U.S / Travel Required

The Vice President of Property Operations is a senior leadership role responsible for driving operational performance across Proper’s multifamily portfolio. This role will lead efforts to standardize processes, improve property-level execution, and scale best-in-class management practices across multiple markets. 

You will partner closely with executive leadership and regional teams to translate strategy into execution—ensuring strong financial performance, operational consistency, and continuous improvement across the platform. This role requires both high-level strategic thinking and hands-on operational leadership. 

You are a hands-on property operations leader who knows how to drive results where they matter most—on-site. You’ve spent your career improving property performance, building strong teams, and creating consistent resident experiences across multiple markets.

You bring discipline to operations, clarity to teams, and urgency to execution. You know how to identify gaps quickly and implement solutions that stick.

• Portfolio Oversight & Performance: Lead operations across multiple markets, ensuring strong NOI growth, occupancy, and asset performance 

• Operational Excellence: Develop and implement standardized processes and best practices across the portfolio 

• Performance Management: Monitor KPIs and financial metrics, identifying gaps and driving corrective action 

• Strategic Execution: Partner with executive leadership to execute company-wide initiatives and growth strategies 

• Team Leadership & Development: Lead, mentor, and develop regional and property-level teams to drive accountability and results 

• On-Site Engagement: Travel regularly to support property teams, assess performance, and ensure operational alignment 

• Scalability & Efficiency: Identify opportunities to improve systems, workflows, and operational consistency across markets 

• 15-20 years of experience in multifamily property management 

• Proven track record overseeing 5,000 units across multiple markets 

• Strong operator with both strategic vision and hands-on execution ability 

• Deep understanding of property management financials, KPIs, and performance drivers 

• Experience managing across multiple platforms or portfolios preferred 

• Demonstrated ability to lead teams, drive accountability, and improve operational outcomes 

• Comfortable operating in a fast-paced, growth-oriented environment 

• Based in Chicago 

• Willingness to travel across markets
