SUMMARY:The Project Manager is responsible for the day-to-day management of all field operations throughout Orange County and Los Angeles County, which requires underwriting, renovating, and preparing to sell residential real estate for the company. You will be or become an expert in fixing up and refurbushing houses and spend most of your time in the field managing your projects. RESPONSIBILITIES:Coordinate with acquisitions to sight, inspect, and provide accurate property valuations and rehab budgets before purchaseCoordinate with the company design team to determine the scope and materials used for each renovationSecure and negotiate bids from multiple GCs and subcontractors. Build your network of preferred trades to use for your projects.Manage consultants (architects/engineers) and permitting as neededSet and manage the construction schedules and approve completion of work for payment to trades during renovationSupervise the renovation of each project and maintain quality throughoutWhen complete, release to sales and maintain the property while listed for sale and in escrowManage any request for repairs from buyers once in escrow REQUIREMENTS:Minimum three years of experience in residential project managementProficiency with Microsoft Office, including Outlook, Word, and ExcelKnowledge of trade costs and scope of work performed by eachVery organized and detail-oriented, allowing you to manage multiple tasks at once successfullyGoal-oriented, driven and takes ownership of your projects, ability to be extremely productive on your ownStrong communication and negotiation skills, able to set expectations and see them throughPositive, can-do attitude who handles themselves professionally and works well with othersAppraisal and/or real estate agency/license experience a plus
Salary : $90,000 - $95,000
