Job Highlights

We're hiring multiple Building Inspectors to join a nationwide multi-unit property condition assessment [PCA] program. You'll travel to properties locally & across the U.S. to visually inspect building systems, document conditions, and record findings using a mobile survey platform.

This is a fast-paced, high-volume field role. You'll be part of a team assessing thousands of multi-unit residential buildings across 300 properties over a 6–7 month engagement working closely with a program management team.

Job Description

  • Conduct visual condition assessments of multi-unit residential buildings, generally following the ASTM E2018 Property Condition Assessment standard
  • Inspect building exteriors, mechanical/MEP spaces and major equipment, and a representative sample of interior units and common areas
  • Record system-level condition data on a mobile tablet using a survey platform, including system type, description, location, install year, expected useful life, and remaining useful life
  • Take digital photos documenting the condition of building systems as part of each survey
  • Review your own survey submissions for completeness and accuracy before submitting
  • Complete, check, and submit surveys within a defined turnaround window (typically within 5 working days of each site visit)
  • Coordinate with site contacts to gain building access, follow property-specific security/check-in procedures, and complete any required site-access background checks
  • Respond to quality-review feedback and correct or complete survey data as needed
  • Travel to and between assigned properties, with schedules confirmed several weeks in advance

Job Qualifications (US Citizen or Permanent Resident)

  • Experience conducting facility condition assessments, property condition reports, building inspections, or similar field survey work.
  • Comfortable using tablet-based data collection/survey software.
  • Candidates must be able to satisfy standard background screening requirements for access to secure locations.
  • Strong attention to detail and ability to work independently in the field
  • Comfortable navigating mechanical rooms, roofs, multi-story buildings, and covering an active walking/inspection schedule for a full workday
  • Reliable, self-managed, and able to meet documentation deadlines with minimal supervision
  • Valid driver's license
  • Familiarity with commercial building systems (HVAC, electrical, plumbing, roofing, structural)

Preferred, but not required:

  • Flexibility and willingness to travel throughout the U.S.[ability to travel is not required to apply]
  • Background in facilities/property management, construction, architecture, engineering, or a related trade
  • Prior experience with large-scale, multi-site portfolio assessment projects
  • CCPIA, and/or NACBI Certifications (or equivalent)
  • Experience with VFA Auditor (Gordian software) a strong plus, or similar.

Job Compensation & Logistics

  • Positions are available as either W-2 employees or 1099 independent contractors, depending on project needs, location, and candidate qualifications.
  • Compensation, bonuses, training, reimbursement, and engagement terms vary by classification and will be discussed during the hiring process.
  • Pay is negotiable based on experience; Inspectors with at least 2 years experience can expect to start around $30/hour
  • Eligible for a $1,000 signing bonus after successfully completing 30 days of satisfactory performance and subject to company policy.
  • Eligible for a performance bonus of up to $2,500 based on project quality, productivity, and successful project completion, subject to company policy.
  • All qualified travel expenses are reimbursable. Travel expenses (hotel, airfare, rental car) are covered per company travel policy
  • Tablet and survey software provided
  • All applicable per diem rates are payable for qualified travel expenses
  • Paid training on assessment procedures and the survey platform prior to fieldwork
  • Project-based role with an anticipated 6–7 month engagement; strong performers may be considered for future assessment projects
  • Compensation is issued on a biweekly schedule, subject to worker classification and applicable agreement.

Pay: $30.00 - $55.00 per hour
