This position is being advertised through Pro Made Homes but will work within PLF Dream Properties, a separately operated company under common ownership. The RoleThe Property Manager is responsible for the day-to-day management and performance of a residential rental portfolio. Success in this position requires a strong focus on occupancy, resident satisfaction, property condition, timely turnover, and operational follow-through.
This position reports directly to the Property Management Supervisor.
Key Responsibilities- Oversee the daily operations of a residential property portfolio.
- Work toward maintaining a 100% occupied portfolio by immediately marketing vacancies, promptly following up with prospective residents, and minimizing downtime between tenants.
- Coordinate efficient property turnovers to ensure units are rent-ready as quickly as possible.
- Respond promptly and professionally to resident questions, concerns, and maintenance requests.
- Coordinate maintenance vendors and ensure repairs are completed timely, professionally, and cost-effectively.
- Conduct move-in, move-out, and routine property inspections.
- Prepare lease renewals and coordinate resident move-ins and move-outs.
- Assist with leasing activities, including prospective resident communication and follow-up.
- Maintain accurate tenant files, property records, inspection reports, and compliance documentation.
- Regularly monitor competing rental properties, market rents, availability, and local market trends to ensure the portfolio remains competitive.
- Work closely with the marketing team to provide accurate property information, availability, pricing updates, and listing details.
- Regularly communicate portfolio performance, occupancy, maintenance issues, and resident concerns to the Property Management Supervisor.
- Identify potential issues early and take a proactive approach to resolving them.
- Perform additional property management responsibilities as needed.
- 3 years of residential property management experience required
- Strong written and verbal communication skills
- Excellent organizational and time-management abilities
- Strong attention to detail and follow-through
- Ability to prioritize and manage multiple responsibilities in a fast-paced environment
- Self-motivated and able to work independently while collaborating effectively with a small team
- Strong customer-service skills and the ability to communicate professionally with residents, vendors, and team members
- Proficiency with property management software and Microsoft Office applications
- Valid driver's license and reliable transportation required
- $26.00–$29.00 per hour
