Position Overview
The Director of Maintenance & Facilities provides operational and field leadership to the in-house Maintenance Department of commercial office and industrial complex. This role will have direct supervision of up to 10 team members and will be responsible for oversight of all general and routine maintenance, minor construction, grounds upkeep, emergency management, and third-party vendor management and procurement. This is a hands-on, managerial position that requires experience with commercial facility maintenance, janitorial, mechanical systems, and construction, specifically in multi-tenanted buildings.

Responsibilities
- Lead, develop and supervise direct reports, ensuring adequate level of cross-training are maintained
- Develop policies, plans and procedures for the effective operations of the Maintenance & Security Departments to effectuate successful execution of areas of responsibility including but not limited to scheduling of routine and preventive maintenance, emergency maintenance, special projects, fleet management, and inspection schedules
- Oversee and manage either directly or through subordinates, all janitorial, internal and third-party construction, including all trades work and HVAC operations
- Communicate regularly with the Executive Vice President of Operations and other internal management to determine long term goals, resource planning, preventative maintenance, operational expectations and best practices
- Generate, negotiate, as needed, execute and manage contracts with external vendors, appropriately following company procurement policies and procedures
- Utilize their industry knowledge to ensure there are ample sub-contractors available to provide competitive pricing
- Demonstrate fiscal responsibility for all expenses related to maintenance operations and utilities
- Participate in the annual budget process for the park to ensure general maintenance is adequately represented as well as any expected capital expenditures are captured
- Ensure compliance with appropriate safety and sanitation, OSHA, and regulatory standards and provides regular training to staff
- Plan ahead and problem solve; have the critical thinking and planning capacity to identify maintenance issues and initiatives, to prioritize, and to execute action plans that address such issues and initiatives routinely, quickly and efficiently
- Other duties as may be assigned
- Minimum of 5 years of facilities/maintenance management, construction or related field with progressive supervisory experience of staff
- Strong leadership skills with the ability to motivate and manage a team effectively
- Demonstrated ability to lead by example and inspire collaboration and team spirit
- Strong experience with project management methodologies, tools, and techniques
- Experience with managing tenant fit-ups, and capital construction projects within commercial facilities
- Hands on Experience with carpentry, painting, electrical, plumbing and general construction and demonstrated understanding of building systems such as HVAC, Sprinklers, Fire Alarms, Electrical and Plumbing
- Intermediate to advanced knowledge of machinery, equipment and tools, including their design, use, repair and maintenance
- Must be a proactive and thoughtful problem solver that address issues effectively and timely
- An ambitious and strategic mindset with a demonstrated track record of effectively tackling all relevant areas of responsibility
- Excellent communicator with ability to convey complex information in lay terms and at all levels
- A demonstrated track record of effectively managing relationships with internal and external parties
- Excellent computer literacy with Proficiency in, Microsoft Office (Windows, Outlook, Excel) with the ability to learn new applications, including technology related to planning/facilities project management
