Job Summary:
The Prime Finance Summer Intern will work across both the Originations and Special Situations teams, gaining exposure to the full lifecycle of real estate credit and special situations investing. The intern will support the evaluation, underwriting, and closing of real estate investments across the capital stack including senior loans, subordinate debt, preferred equity, structured JV equity, bridge lending opportunities, and distressed or non-performing debt acquisitions.
The role includes initial underwriting, cash flow modeling, market research, investment memo preparation, due diligence support, and portfolio/asset management exposure. This is a high-visibility position that interacts with senior team members and offers hands-on experience in real estate credit markets, special situations investing, and Prime’s investment process.

Essential Functions:
- Financial Analysis & Modeling: Build initial property cash flow models, analyze rent rolls and financial statements, and run sensitivities for debt and equity investment opportunities.
- Deal Evaluation: Review offering memorandums, summarize key investment considerations, and conduct market and property-level research.
- Due Diligence & Closing Support: Assist with organizing diligence materials, coordinating with internal groups, and preparing content for investment committee materials.
- Cross-Team Collaboration: Work with Originations, Special Situations, and Asset Management teams to support underwriting, portfolio reviews, and deal execution.
- Firmwide Learning & Participation: Engage in intern training sessions, workshops, and group projects while gaining exposure to Prime’s investment strategy and credit processes.
- Perform other duties as assigned or requested.
- Bachelor’s degree in related field in progress; preferred graduation date Spring/Summer 2027
- Interest in real estate and/or finance
- Strong business writing skills and ability to concisely compile information into a clear presentation format
- Experience in financial modeling in Excel and general knowledge of cash flow modeling
- General knowledge of Argus Enterprise
- General knowledge of cash flow modeling
- General knowledge of capital structures (difference between debt and equity)
- Proficiency in Microsoft Office applications (Excel, Word, PowerPoint, Outlook)
- Problem solving attitude and team player
