Operations Manager/Lead Facility Technician Job
Description :
Need trusted Manager and Lead facility technician that can manage the operations of a Commercial Kitchens Facility. Hours will be mostly Mon-Fri daytime, with some weekend/on-call for emergencies as needed.
This position is responsible for managing and assisting the facilities maintenance and cleaning team at the location as well as performing various skilled and semi- skilled duties in the repair and maintenance of the building, equipment, machinery, and grounds.
Responsibilities include:
- Manages and works directly with maintenance team and cleaning team on all aspects of the facility and its operations
- Manages and Self-performs minor repairs and general maintenance on all PREP owned equipment to ensure optimal performance
- Manages and Self-performs routine carpentry and paint work in the repair and maintenance of buildings, offices, etc. with assistance by the in-house maintenance team
- Troubleshoot and repair mechanical, electrical, and plumbing issues within the facility
- Manages and self-performs preventative maintenance programs with the assistance of the maintenance team. To include HVAC systems, refrigeration, ice machines, exhaust fans
- Ensure all PREP owned equipment is working correctly
- Ensure all building(s) are kept clean, both interior and exterior
- Maintain tools and equipment in good working conditions and comply with applicable safety rules
- Manages the storage and organization of all facility supplies, equipment and tools
- Responsible for ordering and maintaining low costs on facility supplies such as provided SK chemicals and janitorial cleaning supplies and materials/equipment
- Visibly demonstrate safety commitment by following all safety and health procedures and modeling the behaviors related to such. Actively participate in support of all safety activities aligned with Safety Excellence.
- Keeps facility up to date on semi-annual and annual mandatory inspections/cleanings -Fire Suppression, Extinguishers, Fire Panel, Grease Traps, Hood cleanings, Backflow Prevention, Boiler, Fire Sprinkler, etc
- Regularly bid out all facility semi-annual and annual mandatory inspections/cleaning to ensure PREP is receiving cost effective services
- Physically walk the property on a frequent basis and note any improvements needed from inspections. Create weekly/monthly project based on notes
- Assign, manage and physically assist with all facility improvement and maintenance projects
- Conduct camera audits and monitor cameras for violations
- Have deep knowledge of and enforce all Rules and Regulations/Policies and Procedures at PREP
- Self-inspect all private kitchens for DPH and Fire Safety regulations on a quarterly basis
- Communicate and document member cleanliness or other disciplinary actions where necessary
- Communicate and coordinate with members regarding maintenance needs/ requests
- Manage and assist maintenance team with maintenance tickets
- Assign/control food truck reserved parking
- Responsible for the cost control and ordering of cleaning & facility maintenance supplies/materials
- Manage 3rd party vendor scheduling, quotes and contracts including pest control program, HVAC, Refrigeration, Hood cleaning, plumbing, garbage, electrical, kitchen equipment, asphalt repairs, and others
- Manage sanitation/recycling schedules based on volume of members
- Oversee all operations within the shared kitchen environment
- Ensure preventative maintenance is conducted on equipment per manufacturer recommendations
- Keep access control system in working order
- Schedule Ansul system re-piping for new members at new move-in
- Inspect units after member departures. If necessary, note member liable damages and document/notify PREP’s billing to charge member
- Schedule flipping units for new member move-ins
- Report employee hours to Accounting for payroll processing
- Provide Accounting with invoices/receipts that fall under Operations and provide proper line-item coding, including any necessary details of the repairs
- Take after hour emergency calls, including weekends and handle fire department calls
- Manage member concerns or deficiencies and ensure the timely resolution so that all needs of facility are met
- Manage Health Department, DSHS, FDA and USDA communications when necessary
- Connect members with PREP approved suppliers when needed (paint, electrician, plumbers etc.)
- Handle hiring, firing and interviews for vacant positions, Document employee issues and conduct quarterly performance reviews for maintenance and cleaning team
Requirements:
You must be at least 18 years old, have a high school diploma/GED, and have previous experience in building maintenance.
You must speak English and be able to communicate with employees, members and vendors.
You must have experience with office, word, excel, email accounts, etc
You must have experience with crm systems, camera systems, access control systems, and communication tools/apps.
You must have the ability to climb ladders, climb stairs, crawl and crouch in access areas, attics, under sinks, etc.
You must have the ability to troubleshoot, repair, or replace the following when needed: plumbing, electrical, drywall, roofing, gutters, siding, disposals, doors, locks, fences, appliances, and HVAC systems
You must have the ability to find solutions to problems and implement them independently
You must be able to complete the necessary paperwork and online service requests as required.

Job Type: Full-time
Schedule: 8 hour shift, Day shift Monday through Friday 8am to 5pm (1 hour lunch), Weekends/after hours as needed
