We are a privately held land development and sales organization operating a portfolio of roughly 115 entities spanning land acquisition and development, retail land sales, seller/owner financing, RV resort and property management, utility and POA administration, and equipment/aviation assets.


About the Role

The Controller owns the accounting function for the entire portfolio — the monthly and year-end close, consolidated and entity-level reporting, intercompany accounting, and the controls and documentation that keep a structure this size accurate and auditable. The role reports directly to ownership, supervises the accounting team, serves as the day-to-day owner of the ERP, and is the company’s primary point of contact with the outside CPA firm. This is a high-autonomy seat: the person here is expected to run the function independently and bring issues, exposures, and recommendations straight to the owners.


Core Responsibilities

Monthly close  —  Own the monthly close across all entities — bank and credit card reconciliations, recurring journal entries, accruals, cost of sales, and the review of each entity’s balance sheet and income statement. Maintain the close calendar and hold the team to its deadlines.

Year-end close & audit-ready books  —  Run the annual close: clear the year-end issue list, reconcile every account through year end, tie out intercompany balances, review each entity’s financials, and lock periods in the ERP so the books are final and tax-ready.

Consolidations & intercompany accounting  —  Prepare multi-entity consolidated financial statements, including intercompany eliminations. Administer the intercompany loan structure: book transfers between entities, keep every due-to and due-from in agreement with its counterparty, maintain the reconciliation reporting that proves it, and flag to ownership when an entity needs to be funded to meet an obligation.

Outside CPA coordination  —  Serve as the day-to-day contact for the outside CPA firm through a roughly 100-return annual filing cycle. Prepare and deliver each entity’s year-end information, track progress by entity, post the firm’s adjusting entries, coordinate signatures and filings, remit entity tax payments, and see K-1 delivery through to completion.

Owner-finance accounting  —  Own the accounting for an in-house note portfolio: monthly posting and reconciliation of buyer payments, principal and interest allocation, fees and NSF handling, payoffs, the annual note transfer between entities and the associated gain recognition, and annual 1098 issuance.

Property management & trust accounting  —  Own the monthly owner payout cycle for the managed resort properties: pull and verify the operating reports, prepare the payout and management fee splits, submit through the payment platform, and post the resulting entries. Maintain escrow and trust account integrity and oversee the association bookkeeping handled outside the ERP.

Accounts payable & disbursements  —  Oversee accounts payable across all entities, weekly check runs, and the approval and signing process. Own disbursement controls including positive pay, dual-control wire authorization with independent verification of instructions, and the segregation of duties behind both.

Payroll & bill-back accounting  —  Post payroll from the payroll platform and own the bill-back structure that allocates employer costs to the entities and properties that carry them, including the supporting intercompany entries.

Sales & commission accounting  —  Oversee commission calculation and payout, sales-event costs including per diems and reimbursements, earnest money movement, and the posting of closing proceeds and commissions from settlement statements.

Tax compliance & filings  —  Oversee sales and use, hotel occupancy, and property tax obligations across multiple states and jurisdictions; annual 1099 and 1098 issuance; and state franchise, annual report, and registered agent filings for every entity.

Internal controls & documentation  —  Enforce the standards that keep a portfolio this size auditable — supporting documentation attached to every transaction, required class and project coding, intercompany linkage, and exception monitoring. Identify control gaps and close them.

Reporting & FP&A support  —  Produce entity and consolidated reporting packages. Build and maintain budget-versus-actual and overhead reporting, and keep the underlying coding discipline that makes variance reporting reliable.

Systems & automation  —  Serve as the day-to-day owner of the ERP (NetSuite) — chart of accounts, saved searches, dashboards, and reporting. Participate in platform migrations and continue building out the AI-assisted automation the department relies on to keep manual data entry down.

Team leadership  —  Supervise and develop the accounting staff, review their work, own cross-training and documentation, and make sure no critical process depends on a single person.

Salary : $90,000 - $145,000
