What are the responsibilities and job description for the Commercial Real Estate Agent - Industrial position at Predict Industrial?
Predict Industrial is expanding its brokerage team and seeking an Industrial Real Estate Agent to work with owners, operators, and investors on warehouse, industrial outdoor storage, truck terminals, and active railroad sites across Port Newark and New Jersey.
This is a high-upside role for someone who understands that industrial real estate is a relationship business, and who wants to build a long-term career advising the people who move the economy.
OUR CULTURE
We believe in creating an environment where making friends and money go hand in hand, fostering a modern, fun, and professional atmosphere that attracts top talent and aligned clients. Whether you’re collaborating in our office or working remotely, we encourage you to bring fresh ideas, maintain a healthy work-life balance, and celebrate each other’s successes. You’ll regularly engage in high-level conversations with C-level executives who either invest in industrial real estate or operate their businesses in warehouses, distribution centers, and beyond. Experience the thrill of big-ticket transactions, lasting friendships that push you to excel, and pride in creating generational wealth for your clients, and yourself, without sacrificing the work-life balance that keeps you at your best. This is a small team that operates more like a family than a firm, and we care whether the people here are learning, growing, and building a good life in and outside of work.
WHO WE ARE
Predict Industrial (formerly Advance Industrial Group) is a hyper-specialized industrial real estate brokerage on a mission to optimize real estate for the world's backbone. We fuse predictive analytics with deep industry expertise to help industrial owners, users, and investors create and preserve generational wealth.
Founded with roots in military service, public accounting, trucking, and blue-collar grit, we understand the challenges industrial owners and operators face because we have lived them.
Our lane is narrow by design: warehouses, distribution, industrial outdoor storage, trailer parking and laydown yards, rail-served sites, and truck terminals. We concentrate on the Port Newark and New Jersey market, and we transact nationally when our clients need us to.

THE OPPORTUNITY
New Jersey industrial is one of the tightest and most in-demand asset classes in the country, and the Port Newark corridor sits at the center of it. Our team works with private owners, operators, developers, institutional investors, and national credit tenants. Past and current work includes:
Investment sales and projects from roughly $5M to $180M from small-bay users up to buildings over 300,000 square feet.
Warehouse and distribution leasing and sales, from small-bay users up to buildings over 300,000 square feet
Industrial outdoor storage and intermodal sites across the corridor, including active rail.
Truck terminals, laydown yards, and last-mile logistics facilities.
Landlord, tenant, buyer and seller representation for private owners, operators, developers, institutional investors, and national credit tenants.
Our transactions are covered in NJBIZ, ROI-NJ, Real Estate NJ, Traded, Mid Atlantic Real Estate Journal, etc.
WHY PREDICT INDUSTRIAL
Credentialed mentorship; the CCIM and SIOR designations are the two most demanding credentials in commercial real estate, and our broker serves as Treasurer of the regional CCIM chapter for NJ/PA/DE. At a firm our size, that means direct daily access rather than an occasional check-in.
A proprietary technology and data platform; tools that remove the busywork so our agents can focus on what actually closes deals.
Your own relationships from month one. You will not spend years supporting a team that owns the account.
No internal competition. We are structured to collaborate, not to compete against each other for the same client.
WHAT WE PROVIDE
CoStar, Crexi, and a full suite of market research tools
Proprietary database
Full suite of marketing assets
AI-Powered Analytics
Marketing, underwriting, and transaction support
Client introductions and pipeline access
WHAT YOU'LL DO
Prospect and build relationships with the owners, operators, and executives who drive industrial real estate, through calls, site visits, property tours, and industry events
Advise clients and analyze markets, preparing valuations, market surveys, and investment analyses
Engineer competitive bidding environments that strengthen your client's position
Tour and inspect sites, and learn to read a yard, a dock configuration, a turning radius, and a zoning ordinance
Negotiate leases and purchase and sale agreements from start to finish
Track market trends, rental rates, and comparable transactions
WHO YOU ARE
Driven and self-motivated. You persist through obstacles and maintain a thirst for knowledge. Sales experience is appreciated but not required. Coachability is.
A strong communicator, comfortable with c-level executives and owner-operators
Organized and tech-savvy, eager to use data and software as a competitive edge
Entrepreneurial. You see opportunity everywhere and take initiative
Competitive, and interested in getting better at something difficult
Veterans and candidates coming out of trucking, logistics, warehouse operations, or the trades are strongly encouraged to apply. You already understand our clients' businesses, which is the hardest part to teach.
COMPENSATION AND EARNINGS
Earning potential: approximately $90,000 in year one, $250,000 as a solid producer, and $500,000 at the top end, based on deal volume
100% commission, 1099 independent contractor. No base salary or draw, which is standard in commercial brokerage.
The economics of this lane:
Typical transaction size: $2 million to $40 million
Aggressive splits with no second split to a team lead, which is ubiquitous elsewhere
No fees for training, legal, or desk fees deducted from your commissions, ever
TRAINING AND SUPPORT
Onboarding includes:
Platform and systems training
Market overview and active inventory review
Shadowing on live deals, tours, and negotiations
Weekly deal reviews and ongoing mentorship
You are supported from day one and expected to take ownership of your growth.
