Job Description:

We are seeking a skilled Make Ready Technician/Groundskeeper to support the overall appearance, safety, and functionality of our multifamily community. This hybrid role combines hands-on maintenance, unit turns, and daily groundskeeping tasks to ensure residents enjoy a clean, well-maintained, and welcoming environment.

The ideal candidate is reliable, hardworking, and experienced in apartment maintenance and grounds upkeep. You will work closely with the Community Manager and Lead Maintenance Technician to complete make-readies, resolve work orders, maintain property cleanliness, and support day-to-day operations.

Responsibilities:

In coordination with the Community Manager and Lead Maintenance Technician, the Make Ready Technician/Groundskeeper employee is primarily responsible for ensuring that all vacant units are thoroughly restored to “market ready” status in a timely manner and to assist the Lead Maintenance in maintaining the physical integrity of the community. The employee will carry out assigned duties and service request as requested.

  • Conducts all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA, ADA, Fair Housing, etc.
  • Inspects vacant apartments and completes checklist in regard to make ready. Informs Lead Maintenance Technician and Community Manager of needed services and repairs.
  • Diagnose and performs minor or routine maintenance or repairs, as directed:
  • Basic electrical and plumbing (including water lines)·
  • Basic knowledge of HVAC
  • Appliance repair and trouble shooting·
  • Stairs, gates, fences, patios/balconies, railings·
  • Minor tile labor·
  • Minor roofing and guttering maintenance ·
  • Interior/exterior lighting·
  • Light fixtures, hardware, and blinds·
  • Interior/exterior doors, cabinets, windows, sliding glass door·
  • Door locks and mailbox locks·
  • Ceiling leaks and drywall/sheetrock repairs·
  • Pool maintenance
  • Lends assistance during trash out process of apartment
  • Assists in keeping grounds clean at all times
  • Reports supply needs to Manager and Lead Maintenance Technician.

Make Ready:

  • Inspect and complete make-ready checklists for all vacant units; restore units to “market ready” condition in a timely manner.
  • Electrical and plumbing repairs
  • HVAC troubleshooting
  • Appliance repair/replacement
  • Carpentry, drywall, and sheetrock patching
  • Doors, locks, windows, blinds, and hardware repairs
  • Light roofing, gutter, and exterior maintenance
  • Light pool maintenance
  • Change A/C filters, repair faucets/sinks, replace mini-blinds, ceiling fans, and interior hardware.
  • Perform trash-outs of assigned units.
  • Paint units as needed, including walls, trim, cabinets, and doors.
  • Assist maintenance team with work orders and emergency repairs when requested.
  • Participate in the on-call rotation and respond to all after-hours emergencies per company protocols.

Groundskeeping & Property Upkeep

  • Walk the property daily to remove litter, debris, and pet waste; restock pet stations.
  • Maintain cleanliness of common areas, laundry rooms, courtyards, breezeways, and parking lots.
  • Remove trash/furniture from dumpsters and surrounding areas; ensure proper disposal of large items.
  • Water, prune, trim, and maintain plants, shrubs, and landscaping; remove weeds and replace dead plants.
  • Report any vandalism, hazards, or maintenance concerns to management immediately.
  • Distribute resident notices as assigned.

General Expectations

  • Follow all OSHA, ADA, Fair Housing, and company policy guidelines.
  • Maintain accurate records of after-hours calls and completed work.
  • Communicate supply needs to the Community Manager or Lead Maintenance Technician.
  • Represent the company with professionalism, reliability, and respect.

Job Requirements: ·

  • High School Diploma or equivalent.
  • At least 1 year of apartment make-ready or maintenance experience preferred.
  • Reliable transportation.
  • Must own a basic set of tools (hand tools, paint supplies, drywall tools).
  • Basic knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Ability to lift heavy items, work outdoors, and perform physical labor.
  • Strong attention to detail and commitment to safety.
  • Ability to work well with residents, coworkers, and management.

Job Type: Full-time

Pay: $17.00 - $24.00 per hour
