Role Description
This is a full-time on-site role for a Project Manager at Pray Construction. The Project Manager will be responsible for day-to-day project management tasks, including expediting, inspection, and logistics management. The Project Manager will work closely with cross-functional teams to ensure project success.
Responsibilities:
· Overall responsibility for assigned projects for operational and financial success
· Build and manage client relationship and satisfaction
· Update project profitability and costs accurately and timely
· Develop and manage to CPM project schedule
· Coordinate design team for Owner objectives and vision
· Prepare construction estimate and ensure prime contract execution
· Complete project buyout including subcontracts and major material purchases
· Secure appropriate permits from AHJs
· Maintain client communication regarding project status
· Coordinate and communicate with internal project team (PAs and Supers)
· Identify changes/issues outside of scope and remedy with client, subs, and vendors
· Manage project closeout timing including acceptance of AHJs, punchlist, O&Ms and final payment
· Manage client warranty period with coordination of work and communication with client
· Adhere to company SOPs for risk management
· Communicate to the Super who is responsible for which purchases
Knowledge, Skills, Abilities and Relevant Experience:
· Experience as an Assistant Project Manager for 2 years and/or
· Prior 3-5 years’ experience as a PM in commercial building environment and/or
· 2 years construction management, engineering, or related formal training or coursework
· Possess and maintain construction knowledge for commercial building processes
· Possess people skills in communication and negotiations among various parties
· Comfortable with technology and using electronic real time project data
· Comfort with predictions and projecting financial costs and outcomes
· Influence the design to meet the budget on Design-Build projects
Leadership Competencies:
· Represent Pray outwardly to various parties and become viewed as the project leader
· Identify opportunities to take advantage of new tools and methods to work more efficiently
· Build relationships with new and former subs and suppliers
· Identify opportunities for schedule enhancement via Lean or otherwise
· Ability to identify early in the project constraints and risks that may impact success
· Have a sense of urgency regarding schedule and identifying issues that may impact success
· Possess integrity and trustworthiness in dealings with people
