About the Position

We are seeking an experienced and detail-oriented Affordable Housing Recertification Specialist to join our team. This position is responsible for managing annual and interim recertifications for residents in affordable housing communities and ensuring resident files are complete, accurate, and compliant with applicable program requirements.

The ideal candidate is organized, dependable, and detail-oriented, with experience in affordable housing and a strong commitment to accuracy and customer service.

Responsibilities

  • Manage the annual recertification process from initial notice through completion.
  • Prepare and review recertification paperwork and supporting documentation.
  • Obtain and verify income, asset, household composition, student status, and other eligibility information.
  • Review resident files for completeness, accuracy, and compliance with applicable affordable housing requirements.
  • Process interim certifications and other changes in household circumstances as required.
  • Maintain accurate resident files and tracking records.
  • Monitor recertification deadlines and ensure timely completion of required certifications.
  • Coordinate with property management staff and other departments to address resident eligibility, certification, and compliance issues.
  • Identify and resolve discrepancies or other compliance concerns.
  • Assist with file audits, inspections, and compliance reviews as needed.
  • Stay current on applicable affordable housing regulations, program requirements, and company procedures.

Resident Communication

  • Provide professional and respectful customer service throughout the recertification process.
  • Clearly explain recertification requirements, documentation, deadlines, and next steps to residents.
  • Schedule and conduct recertification appointments.
  • Follow up with residents regarding missing, incomplete, or outstanding documentation.
  • Maintain the confidentiality and security of resident information and documentation.
  • Remain professional when addressing difficult or sensitive resident situations.
  • Escalate eligibility, compliance, termination, fraud concerns, or other matters requiring management or compliance review.

Qualifications

  • High school diploma or equivalent required; additional education preferred.
  • 2 years of affordable housing recertification, occupancy, or compliance experience strongly preferred.
  • Working knowledge of IHDA, HUD, or similar affordable housing programs strongly preferred.
  • Yardi experience strongly preferred.
  • Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), or comparable affordable housing certification preferred.
  • Excellent attention to detail and ability to identify discrepancies.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office and general office technology.
  • Ability to maintain confidentiality of sensitive resident information.
  • Ability to work independently while also collaborating effectively with property management and compliance teams.
  • Dependable attendance and punctuality.
