Job Title: Property Maintenance Supervisor
Employment Type: Full-Time | Up to $55,000 per year | On-Site | Lehigh Valley/Berks/Central PA

We are currently seeking an experienced Maintenance Supervisor to join our growing team.

1. Operational Management
• Plan, organize, and execute daily maintenance tasks based on operational priorities • Inspect, repair, and maintain key systems within multifamily properties, including plumbing, electrical, HVAC, roofing, and more
- Make prompt decisions to ensure tasks are completed efficiently and effectively
- Assign and oversee daily responsibilities for Maintenance Technicians
- Ensure cleanliness and general upkeep of both commercial and residential properties
- Manage and track work orders using Property Management Software (AppFolio
- Conduct regular quality control inspections
- Analyse progress reports to drive efficiency and timeliness
- Oversee employee timecards for accuracy and completeness
- Enforce company policies and handle disciplinary actions as needed
- Make staffing decisions including hiring and terminations
- Build and maintain relationships with vendors and negotiate pricing
- Monitor inventory levels and manage material costs
- Assist with capital improvement projects alongside the Project Manager
- Lead unit turnovers and ensure maintenance compliance on fire and alarm systems
- Hold team meetings to review policy updates and address key maintenance concerns
- Address tenant complaints beyond the Office Manager’s scope
- Stay updated with industry knowledge through ongoing training
- Monitor overtime and ensure proper use and maintenance of company vehicles
- Perform other duties as needed based on business requirements
Education Requirements
- High School Diploma or GED (Required)
- Trade School or Vocational Training (Preferred)
o Certifications from technical colleges are a plus

- EPA Universal Certification (for HVAC work)
- CFC Certification (for refrigerant handling)
- OSHA 10/30 Certification
- Boiler Operator License
- CAMT (Certified Apartment Maintenance Technician) — offered by NAA
- 3–5 years of hands-on property maintenance experience
o Includes troubleshooting, repairs, and preventative maintenance
- 1–3 years in a supervisory or lead role
o Prioritizing work orders, managing inventory, and vendor coordination
- Property Type Experience (Preferred)
o Familiarity with software such as Yardi, AppFolio, or RealPage (Appfolio
preferred)
- On-Call Rotation Experience
