The Senior Regional Manager is a senior leadership role responsible for the performance, people, and profitability of a complex, mixed portfolio that includes both large apartment communities and smaller scattered-site buildings. This position serves as a strategic link between ownership, executive leadership, and Community Managers—translating Zellis’s vision into measurable results across every property in the assigned region.
This role requires a leader who can confidently analyze and communicate financial data to clients, provide data-driven insights that strengthen owner relationships, and manage the unique operational challenges of geographically dispersed properties. The Senior Regional Manager provides hands-on leadership in budgeting, financial reporting, team development, leasing strategy, and resident satisfaction while ensuring compliance with Zellis standards and all applicable regulations.

Duties and Responsibilities
- Drive financial, operational, and resident satisfaction performance of a mixed portfolio including large communities and scattered-site buildings, ensuring each property meets or exceeds its business plan.
- Conduct thorough financial analysis of operating results, variance reports, and market data; confidently present findings, trends, and strategic recommendations to property owners and Zellis leadership.
- Prepare and manage property budgets, forecasts, and monthly financial reports with clear narratives that tell the story behind the numbers.
- Develop and implement strategies to maximize occupancy, optimize revenue, control expenses, and enhance asset value across the portfolio.
- Oversee property performance through regular site visits, inspections, and operational reviews, with particular attention to the logistical demands of scattered-site properties.
- Maintain proactive, consultative communication with ownership—surfacing insights, flagging risks, and recommending actions before they are requested.
- Champion the rollout and adoption of company initiatives, technology platforms, and process improvements across all sites.
- Ensure adherence to local, state, and federal housing laws, including fair housing requirements.
- Address and resolve escalated resident, client, and operational concerns with professionalism and urgency.
- Partner with Facilities and cross-functional teams on capital projects, preventive maintenance, and vendor management.
- Maintain deep awareness of local market conditions and competitive landscapes to inform pricing and operational decisions.
- Recruit, train, coach, and develop high-performing Community Managers and site teams, building a pipeline of future Zellis leaders.

Experience, Training and Education
- Bachelor’s degree preferred.
- Minimum of 7 years’ experience in multifamily property management, including multi-site or regional oversight, with a proven record of leadership, financial performance, and client satisfaction.
- Demonstrated experience managing scattered-site portfolios and mixed property types (large communities and smaller buildings).
- Strong analytical skills with advanced experience in budgeting, financial reporting, variance analysis, and communicating financial data to ownership.
- Proficiency in Microsoft Office Suite; Yardi Voyager or similar property management software strongly preferred.
- Exceptional communication, negotiation, presentation, and team-building skills.
- Real estate license preferred; industry certifications (CAPS, CPM, CAM) a plus.
Physical Requirements
- Travel regularly to multiple property sites, including scattered-site locations, within the region.
- Walk, inspect, and occasionally climb stairs at community properties.
- Sit for extended periods while working on a computer or attending meetings.
- Communicate effectively in person, over the phone, and via digital platforms.
- Occasionally lift, carry, push, or pull up to 25 pounds.
