Job Summary
We are seeking an energetic and experienced Apartment Leasing Consultant to join our dynamic property management team. In this role, you will be the first point of contact for prospective residents, guiding them through the leasing process with enthusiasm and professionalism. Your expertise in property leasing, customer service, and property management tools will ensure a seamless experience for clients while maximizing occupancy and revenue. Duties
- Greet prospective tenants warmly and provide comprehensive tours of available apartment units, highlighting features and community amenities.
- Manage lease or rental agreement processes, ensuring all documentation complies with Fair Housing regulations and legal standards such as landlord-tenant law.
- Utilize property management software such as Yardi and OneSite to track leads, applications, lease renewals, and resident information accurately.
- Conduct thorough background checks, including Section 8 and LIHTC (Low-Income Housing Tax Credit) programs, to verify eligibility and compliance.
- Handle client communication via phone, email, and in person with professionalism, clarity, and excellent phone etiquette.
- Negotiate lease terms with prospective residents while upselling additional services or amenities to enhance resident satisfaction.
- Maintain organized filing systems for contracts, legal documents, and resident records; perform data entry and routine administrative tasks efficiently.
- Collaborate with team members on property maintenance issues, facilities management, and conflict resolution to ensure a high-quality living environment.
- Stay informed about Fair Housing regulations, Section 8 policies, and local housing laws to ensure compliance across all leasing activities.
- Support budgeting efforts by tracking leasing activity metrics and contributing to occupancy rate goals.
Experience
- Proven experience as an Apartment Leasing Consultant or in property management with a strong understanding of lease or rental agreement management.
- Demonstrated proficiency with property management tools such as Yardi, OneSite, Microsoft Office Suite (Word, Excel), and customer relationship management (CRM) systems.
- Legal administrative experience related to landlord-tenant law, Fair Housing regulations, Section 8 programs, LIHTC compliance, and contracts is highly desirable.
- Background in real estate administrative tasks including data entry, filing, client communication, conflict management, and facilities coordination.
- Experience managing property leasing processes within a property management company environment is preferred.
- Strong sales skills with the ability to upsell services while maintaining excellent customer service standards.
- Ability to manage multiple priorities effectively while demonstrating team management skills when coordinating with colleagues or vendors.
- Excellent negotiation skills coupled with conflict resolution abilities to foster positive resident relationships.
