Port Commercial - Industrial Real Estate Acquisitions Analyst
Position Summary
Port Commercial is seeking a highly motivated Acquisitions Analyst to join our Industrial Real Estate Investment team. The Analyst will play a critical role in evaluating and executing investment opportunities across the industrial sector, supporting senior professionals throughout all phases of the acquisition process. This position offers significant exposure to institutional-level underwriting, capital structuring, and portfolio strategy within one of the most dynamic segments of commercial real estate.
Key Responsibilities
- Financial Underwriting: Develop and maintain complex financial models for prospective industrial acquisitions, incorporating sensitivity analyses and scenario testing.
- Market Analysis: Conduct in-depth research on industrial submarkets, including vacancy, absorption, rental growth, and supply pipeline, utilizing both proprietary and third-party data sources.
- Investment Materials: Prepare detailed investment committee memoranda, presentations, and supporting analyses for internal and external stakeholders.
- Due Diligence: Lead analytical support through all aspects of due diligence, including review of leases, financial statements, debt structures, environmental/engineering reports, and third-party appraisals.
- Transaction Execution: Assist in the structuring and negotiation of term sheets, purchase and sale agreements, and financing packages in collaboration with senior team members and external counterparties.
- Strategic Insights: Monitor macroeconomic trends, capital markets activity, and sector dynamics to inform investment strategy and identify risks and opportunities.
- Professional Development: Build relationships within the real estate community through industry conferences, client events, and networking opportunities.
Qualifications
- 1–3 years of relevant experience in real estate acquisitions, investment banking, private equity, or a comparable analytical role.
- Advanced proficiency in Excel; Argus Enterprise and CoStar experience strongly preferred.
- Bachelor’s degree in Real Estate, Finance, Economics, Accounting, or related discipline with a strong academic track record.
- Exceptional analytical, quantitative, and problem-solving skills, with the ability to distill complex information into clear recommendations.
- Strong written and verbal communication skills, with the presence and professionalism to interact with senior executives, investors, and counterparties.
- Highly organized, self-directed, and capable of thriving in a fast-paced, team-oriented environment.
