Project Manager

Job Overview
Poolscapes of TN is seeking a highly organized and detail-oriented Project Manager to oversee and lead various projects from inception to completion. The ideal candidate will possess a strong background in project management methodologies and be adept at coordinating teams, managing resources, and ensuring project objectives are met within established timelines, budgets and quality standards. This role requires excellent communication skills and the ability to navigate project landscapes.

Responsibilities

• Manages activities related to development of the take-off bid requirements, project schedule, contract administration, budget control, cost adherence, client and subcontractor communications.
• Coordinate and schedule all planning meetings and communicate/acquire permit requirements.
• Coordinate with Superintendents in monitoring project progress, schedule, field issues, and job costs
• Responsible for all subcontract executions, submittals, material delivery, RFI’s, change orders, cash flow, and start-up/close-out items
• Ensure that all tasks on “Project Checklist” have been performed on each project
• Work with subcontractors to ensure the accuracy and timeliness of all subcontractor pay applications, submittals, approvals, and payments
• Generate, review, and manage the owner pay application process throughout the project
• Expedite change order process and communicate cost issues to owner
• Process and approve pay requests, material invoices, and coordinate with Accounting as needed
• Act as liaison in maintaining exceptional relationships with client, subcontractor trades, and project team

Qualifications

• Must be able to travel to the jobsite(s) as assigned.
• Experience with projects ranging from $100,000 to $3,000,000.
• B.S. degree in Construction Management, Civil Engineering, or related discipline from an accredited university is a plus.
• 3 years of experience as Project Manager with a commercial pool contractor. Adjacent qualifications would include Office Engineer, Project Engineer and/or Assistant Project Manager in the commercial pool building construction industry.
• High proficiency in project management applications necessary; Office experience of ProCore, Microsoft office (Excel, word, project & Outlook) is also preferred.
• Ability to read and interpret documents such as project plans, safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to write routine reports and correspondence.
• Ability to speak effectively before groups of clients or employees of organization.

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year
