Summary

The Commissioning Technician is responsible for supporting the testing, startup, verification, and turnover of building systems during the final phases of construction. This role works closely with project teams, subcontractors, design consultants, and owners to ensure all mechanical, electrical, plumbing, fire protection, life safety, and building automation systems are installed, functioning, and operating in accordance with design intent and project requirements prior to owner occupancy.

The Commissioning Technician plays a critical role in project closeout by performing inspections, documenting deficiencies, coordinating corrective actions, witnessing system testing, and validating system performance. This position helps ensure a seamless transition from construction to facility operations while maintaining the highest standards of quality and customer satisfaction.

Education & Experience

Associate degree, technical certification, or trade school training in Mechanical, Electrical, HVAC, Building Systems, Construction Management, or a related field preferred.

2–5 years of experience in commercial construction, building systems, commissioning, facility operations, MEP trades, or related fields.

Experience working with HVAC, electrical, plumbing, controls, or building automation systems preferred.

Primary Responsibilities

System Testing & Verification

  • Assist in the commissioning and turnover of mechanical, electrical, plumbing, fire protection, HVAC controls, and life safety systems.
  • Verify systems are installed in accordance with approved drawings, specifications, manufacturer requirements, and applicable codes.
  • Participate in startup, functional performance testing, and operational verification of building systems.
  • Witness and document equipment startup activities conducted by vendors and subcontractors.
  • Perform field inspections to identify deficiencies, installation issues, and operational concerns.

Commissioning Coordination

  • Coordinate commissioning activities with project managers, superintendents, subcontractors, engineers, and owners.
  • Schedule and track testing activities to support project milestones and turnover dates.
  • Assist in the development and execution of commissioning plans, procedures, and checklists.
  • Track and monitor resolution of commissioning issues and deficiencies.
  • Support the preparation and execution of integrated systems testing.

Quality Assurance & Documentation

  • Generate detailed reports documenting testing activities, deficiencies, corrective actions, and system performance results.
  • Maintain commissioning logs, punch lists, and turnover documentation.
  • Verify completion of testing, balancing, controls integration, and equipment startup documentation.
  • Review operation and maintenance manuals for completeness and accuracy.
  • Ensure project closeout documentation is completed and organized prior to turnover.

Building Automation & Controls Verification

  • Assist in testing Building Automation Systems (BAS), energy management systems, and integrated controls.
  • Verify communication between interconnected systems including HVAC, fire alarm, security, lighting controls, and emergency power systems.
  • Support troubleshooting activities involving controls sequences and system integration.

Owner Training & Turnover Support

  • Participate in owner training sessions and equipment demonstrations.
  • Assist with occupancy readiness reviews and final turnover processes.
  • Confirm operators receive appropriate manuals, training materials, and warranty information.
  • Support post-turnover follow-up activities and warranty-related investigations.

Safety & Compliance

  • Ensure testing activities comply with applicable building codes, regulatory standards, and project specifications.

Required Skills & Expectations

  • Experience supporting commissioning, startup, testing, balancing, or troubleshooting activities is highly desirable.
  • Proficiency with tools such as Procore, Bluebeam, Navisworks, Revit, and MS Project.
  • Strong communication and coordination skills across multiple stakeholders and trades.
  • Effective verbal and written communication skills.
  • Attention to detail and strong problem-solving skills.
  • Ability to maintain confidentiality and professionalism.
  • Flexibility and adaptability in a fast-paced environment.
  • Strong time management and organizational skills.
  • OSHA 30 certification.
  • Certified Commissioning Technician (CCT) preferred.
  • Certified Commissioning Process Provider (CCP) coursework or related commissioning certifications are a plus.
  • HVAC, electrical, or controls-related certifications are a plus.
