ABOUT THE ROLE
POAH Communities is seeking a highly qualified individual to serve as a Community Impact Coordinator for Brandy Hill Apartments and Cape View Way. The Community Impact Coordinator will serve in a vitally important role as the liaison between the residents who live at our apartments and the POAH Communities Community Impact department. Cape View Way was completed during winter 2025, the 3-story Cape View Way development is a partnership between POAH and Housing Assistance. Cape View Way consists of 42 units of affordable housing with a mix of nine one-bedroom, 28 two-bedroom, and five three-bedroom apartments. Three apartments are fully handicapped-accessible, and a fourth is accessible to sensory-impaired residents. Cape View way is a family tenancy.
Brandy Hill Apartments is located in Wareham, a southeastern Massachusetts town at the head of Buzzards Bay. This 132 unit family tenancy complex is located in a charming natural setting and includes a number of amenities including an outdoor swimming pool, playgrounds and a community building. The property was originally developed in the early 1970s under the HUD Section 236 program which provides interest rate subsidies in exchange for affordability and was preserved under the Emergency Low Income Housing Preservation Act (ELHIPA) in 1994. The acquisition of Brandy Hill Apartments six years before affordability restrictions expired ensured the property’s affordability. Long-term stability was financed by the assumption of the current MassHousing mortgage, an acquisition mortgage from MassHousing, and subordinate funds from a Prudential line of credit.

ABOUT YOUR IMPACT
Reporting to the Regional Community Impact Manager, the Community Impact Coordinator will be responsible for assisting and supporting residents in the following ways:
Reporting to the Regional Community Impact Manager, the Community Impact Coordinator will be responsible for assisting and supporting residents in the following ways:
- Assess the needs of residents and families by administering an annual resident survey
- Develop and implement supportive service programming in collaboration with residents, site staff & management and local community service providers
- Coordinate the delivery of services with local human service providers
- Identify promising programs or opportunities for youth and families in the community, examples include: health workshops, benefits enrollment, meal delivery programs, community building activities and more.
- Maintain all necessary information regarding services to residents in a confidential manner following the regulatory guidance provided by HUD.
- Establish program targets, track and measure progress. Analyze and use outcomes data as the basis for continuous program improvement, then report program outcomes to internal and external stakeholders
- Effectively communicate with residents by newsletter, flyer, bulletin board, etc., to ensure residents are informed of available resources and programs
- Remain updated on Fair Housing, EIV, ADA, mandated reporting and other pertinent HUD rules and regulations and lease, house rules and related documents governing tenant residency at the assigned community
- Attend all required meetings and prepare and participate in additional and/or special Projects, as required from time to time by the Property Manager.

Qualified candidates will ideally have:

- Minimum of three years prior experience in resident/social service programs (preferably in affordable housing)
- Ability to work with and motivate diverse resident populations
- Basic proficiency in the use of computers including Word and Excel
- Demonstrated time management skills and proven organizational skills
- Resident Coordinator certification is a plus
- College degree ideally with a focus in social work, urban planning, public health, human services, or community development is a plus
