Historically, PNK has utilized third-party construction auditing and inspection firms (including Newbanks, Inc.) to monitor field progress, track schedule and cost compliance, and provide independent reporting to ownership. As we continue to scale our U.S. platform, PNK Group is establishing an internal team of professional In-House Construction Inspectors/Project Auditors who will operate with the same high standards of independence, documentation accuracy, and technical detail—while being fully embedded within our organizational structure.

POSITION SUMMARY:
The In-House Construction Inspector / Project Auditor is responsible for conducting comprehensive field inspections, progress assessments, schedule and payment validations, quality control oversight, and risk identification across industrial construction projects nationwide. Working closely with PNK Group’s development, construction management, and finance teams, this role ensures that all active projects are built in accordance with approved plans, specifications, budgets, contracts, and industry best practices.
The ideal candidate will have strong technical knowledge of industrial construction (civil, structural, MEP, and vertical work), deep familiarity with contractor billing processes (including AIA pay apps, stored materials, lien releases), strong analytical/reporting skills, and the ability to operate independently while maintaining objective judgment.
KEY DUTIES & RESPONSIBILITIES:
1. Field Inspections & Progress Verification
- Perform regular on-site inspections of construction activities at various stages of work (sitework, foundations, structural steel, roofing, utility installations, interior build-out, MEP rough-in, commissioning, etc.).
- Verify that completed work conforms to approved drawings, specifications, and applicable codes.
- Validate percent-complete progress against contractor schedules (including CPM schedules, milestones, and logistics plans).
- Document construction activities through detailed notes, geo-tagged photographs, drone imagery (where applicable), and standardized inspection reports.
2. Audit of Contractor Payment Applications
- Review monthly AIA pay applications for accuracy, verifying percent complete, stored materials, change orders, and alignment with field observations.
- Cross-check sub-tier invoices, delivery tickets, and material certifications.
- Identify inconsistencies, overstated quantities, unapproved billing items, or deviations from contract terms.
- Prepare written audit findings and recommendations for project executives and finance teams.
3. Schedule & Risk Monitoring
- Assess contractor schedule updates to evaluate float, delays, resequencing, and potential risk exposures.
- Track lead times, procurement delays, long-lead equipment, and supply-chain vulnerabilities affecting project milestones.
- Provide early-warning risk identification and propose mitigation measures.
- Evaluate compliance with safety, logistics, site access, and project phasing constraints.
4. Quality Control & Contract Compliance
- Monitor workmanship, adherence to specifications, tolerance compliance, installation quality, and conformance to manufacturer standards.
- Review RFIs, submittals, shop drawings, and change orders to confirm field alignment with approved documentation.
- Verify that corrective actions and punch list items are completed promptly and properly.
- Ensure timely coordination between GC, subcontractors, architects, engineers, and PNK Group’s internal project managers.
5. Reporting & Communication
- Produce formal written inspection and audit reports that mirror, and where possible improve upon, third-party auditing standards (such as those previously delivered by Newbanks).
- Maintain structured documentation logs, photographic archives, report templates, and project records.
- Present findings to executive leadership in a clear, factual, and technically precise manner.
- Serve as an independent, objective voice within the construction process—focused on accuracy, transparency, and risk reduction.
- Work collaboratively with development teams, owner, third-party inspectors and, architects.
- Participate in OAC (Owner-Architect-Contractor) meetings, either virtually or in person.
- Review site safety practices and identify unsafe activities or OSHA non-compliance.
- Assist with reporting, draw validations, and project readiness assessments.
QUALIFICATIONS & REQUIREMENTS:
- 5–10 years of experience in construction inspection, owner’s representation, construction auditing, field engineering, or construction management.
- Strong understanding of industrial construction, including: site/civil and earthwork foundations, tilt-wall, slab construction, or heavy concrete structural steel erection, roofing systems (TPO, EPDM, metal systems), mechanical, electrical, plumbing, and fire protection systems
- Experience reviewing contractor payment applications, including AIA G702/G703 forms.
- Ability to read, interpret, and analyze architectural, structural, civil, and MEP drawings and specifications.
- Exceptional written communication skills with proven ability to prepare structured, evidence-based inspection reports.
- High proficiency in digital field tools (Procore, Bluebeam, PlanGrid, FieldWire, or equivalent).
Preferred Qualifications
- Experience working with or for a construction auditing firm (e.g., Newbanks, Rider Levett Bucknall, Bureau Veritas, etc.).
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
- Experience in industrial or large commercial construction (warehouses, logistics centers, manufacturing facilities).
- Knowledge of building codes, OSHA requirements, ASTM standards, and industry QC practices.
- Ability to perform forensic-level analysis of delays, change orders, and disputed work quantities.
- Russian fluency a big plus
Pay: $90,000.00 - $110,000.00 per year
