Position Description:
The Maintenance Technician is responsible for performing routine, preventative, and corrective maintenance tasks at The Harland West Hollywood, a luxury residential community comprising condominiums, townhomes, penthouses, and affordable apartments. This hands-on role focuses on upholding building systems, common areas, and resident spaces to ensure safety, functionality, and aesthetic integrity in a contemporary urban environment. The Maintenance Technician will report directly to the On-Site General Manager.
Duties & Responsibilities:
- Conduct daily inspections of building systems, including mechanical, electrical, plumbing, HVAC, and structural components, to identify and address potential issues proactively.
- Respond promptly to resident maintenance requests, troubleshooting and repairing items such as appliances, fixtures, lighting, and locks while minimizing disruptions.
- Implement preventative maintenance schedules for equipment, sustainable features, and community elements to extend asset longevity and optimize performance.
- Assist in coordinating with external vendors and contractors for specialized repairs, ensuring work meets quality standards and timelines.
- Maintain accurate records of work orders, inventory levels for supplies and tools, and maintenance logs using digital tracking systems.
- Perform minor carpentry, painting, drywall repairs, and flooring maintenance to preserve the property's high-end finishes.
- Support emergency response efforts, including after-hours availability for urgent issues like leaks, power outages, or security issues.
- Ensure all maintenance activities comply with local building codes, safety regulations, and California-specific community association guidelines.
- Participate in team meetings, training sessions, and property-wide projects, such as seasonal preparations or capital improvements.
- Monitor and report on energy usage and efficiency, recommending adjustments to align with sustainable practices.
- Assist in preparing units for new residents, including inspections and touch-ups to facilitate smooth move-ins.
Required Qualifications:
- High School Diploma or equivalent; technical or vocational training in building maintenance preferred.
- 3 years of experience as a maintenance technician in residential properties, ideally within luxury condominiums or homeowner associations.
- Relevant certifications, such as EPA Universal Certification for HVAC, OSHA safety training, or equivalent trade licenses.
- Proven knowledge of mechanical, electrical, and plumbing systems, with hands-on repair experience.
- Ability to lift and carry items up to 50 lbs., climb ladders, and work in various physical conditions, including confined spaces.
- Valid driver's license and reliable transportation for on-site and occasional off-site errands.
- Strong customer service orientation, with discretion in handling resident interactions in a high-end setting.
- Proficiency in using hand and power tools, diagnostic equipment, and basic computer applications for work order management.
- Flexibility to work occasional evenings, weekends, or on-call shifts for emergencies.
- Commitment to safety protocols and a clean, organized work approach.
