What are the responsibilities and job description for the Construction Manager position at PMCS Group, Inc.?
Work Location: Los Angeles, CA
Minimum five (5) years of experience. Core CM Functions
- Meetings: Weekly Construction Progress Meetings, Focus Meetings, Etc.
- Agenda - distribute at least 2 days prior to meeting
- Minutes - distribute within 3 days of the meeting taking place
- CM Document Control
- Submittals
- Requests for Information (RFIs) - Change/Allowance Orders
- Negotiations: Step 1: determine merit / Step 2: agree on cost
- Independent Estimate: issue CM services request to Senior CM & Senior Estimator. Simple and/or T&M CO/AO often don't require estimator assistance
- CM Communications - reminders, meeting & site visit follow-up information, directions by the CM to the Contractor
- Correspondence to GC - respond to notices of changed conditions and other Contractor correspondence, notify Contractor of priority, time-sensitive, or high-risk issues.
- Budget Oversight
- Maintain regular updating of the CO/AO/Risk Log
- Keep lead CM, Senior CM and PM appraised of any risks to project budgets
- Site visits
- As-needed, schedule in advance when possible - as initiated by project stakeholders
- Site meeting notes - follow up site meetings with meeting notes (via CM Communications in E2020 and/or email) in cases where decisions are made and action items developed
- Constructability / CM Reviews
- Estimates (all phases)
- Constructability Assessment / "CM Reviews”
- Review progress design sets (plans, specs, etc.) in relation to constructability, biddability, and general completeness.
- Before starting review, hold kick-off meeting with PM/PE to confirm receipt of design set, location of design set (i.e. Bluebeam), completion date. New CMs should pair up with an experienced CM to conduct their first few CM / constructability reviews.
