Position Purpose

The Maintenance Foreman is a working leadership position responsible for maintenance activities across both PM Research, Inc. facilities, including production equipment, infrastructure, utility systems, preventive maintenance programs, and facility upkeep.

This role is responsible for developing and managing maintenance systems, performing hands-on maintenance work, supervising facility cleaning personnel, coordinating outside contractors, and supporting the overall reliability and effectiveness of PM Research, Inc. operations. The Maintenance Foreman reports directly to the General Manager.

This is a working supervisory position. The Maintenance Foreman is expected to perform substantial hands-on maintenance work in addition to leadership responsibilities.

Assignment to this role is based on demonstrated technical ability, leadership capability, troubleshooting skill, reliability, safety performance, and management's confidence in the individual's ability to support facility reliability and operational effectiveness.

General Responsibilities

  • Develop and maintain preventive maintenance (PM) programs for facility systems and infrastructure
  • Diagnose and repair mechanical, electrical, hydraulic, pneumatic, and facility-related equipment issues
  • Perform preventive maintenance, inspections, troubleshooting, and repair activities
  • Maintain maintenance records, service logs, and equipment history
  • Coordinate maintenance activities to minimize production disruptions
  • Support facility improvement projects, equipment relocations, and new equipment installations
  • Maintain safe, organized, and functional facilities across both locations
  • Coordinate and manage outside maintenance contractors and service providers

Maintenance Technical Responsibilities

  • Perform skilled carpentry and interior maintenance such as framing, drywall, spackling/surface preparation, and painting.
  • Maintain lighting, plumbing, compressed air systems, HVAC systems, grounds, docks, doors, exterior systems, and facility infrastructure
  • Respond to emergency maintenance situations and facility issues
  • Read schematics and wiring diagrams
  • Perform entry-to-intermediate level electrical repairs and maintenance
  • Coordinate licensed electrical contractors when required

Additional Responsibilities

  • Operate equipment only after proper training and authorization
  • Maintain forklifts, scissor lift, track loader, vehicles, other POVs, Cranes, and other general equipment.
  • Safely move materials, equipment, and tooling
  • Create and maintain PM schedules, checklists, service logs, and maintenance records
  • Establish spare-parts inventory and reorder procedures
  • Identify recurring equipment issues and implement practical corrective actions to improve reliability and reduce downtime
  • Supervise facility cleaning personnel across both facilities
  • Assign work, establish priorities, train, coach, and develop employees
  • Lead the planning, coordination, and execution of new facility projects, facility upgrades, and continuous improvement initiatives.
  • Promote safe work practices and hazard awareness
  • Report accidents, injuries, and near-miss incidents
  • Maintain accurate maintenance, inspection, and corrective action documentation
  • Manage contractor relationships and vendor performance
  • Coordinate contractor activities and communicate applicable facility safety requirements

The Maintenance Foreman provides day-to-day direction, coaching, training, and performance feedback for assigned personnel. Employment decisions including hiring, termination, compensation changes, and formal disciplinary action remain subject to company management approval.

The Maintenance Foreman currently has direct supervisory responsibility for facility cleaning personnel and may be assigned additional maintenance personnel as business needs evolve.

Requirements / Qualifications

  • Minimum five years of industrial or commercial maintenance experience
  • Experience supervising or leading others
  • Working knowledge of (Occupational Safety and Health Administration (OSHA) regulations, Lock-Out/Tag-Out (LOTO), and NFPA 70E requirements (ARC Flash/Blasts)
  • Strong troubleshooting and root-cause analysis skills
  • Valid Class D driver's license
  • Ability to travel between company facilities
  • Ability to appropriately handle sensitive business, personnel, facility, and operational information
  • Demonstrated commitment to safety, quality, accountability, and continuous improvement

  • Demonstrated leadership, coaching, and employee development capability

Preferred/Beneficial

  • Technical degree, certificate, or apprenticeship
  • PM program development experience
  • CMMS experience
  • PLC experience
  • CMRT or equivalent certification
  • Diagnose and repair mechanical equipment failures
  • Perform PM on machinery, drives, conveyors, gearboxes, and auxiliary equipment
  • Repair bearings, seals, couplings, shafts, and related components
  • Troubleshoot industrial electrical systems, motors, controls, relays, contactors, and starters
  • Fabricate brackets, guards, fixtures, and replacement components
  • Troubleshoot cylinders, pumps, valves, manifolds, regulators, and actuators
  • Diagnose leaks, pressure irregularities, and flow restrictions

Physical and Work Environment Requirements

Employees in this role must be able to perform the essential functions of the position, with or without reasonable accommodation, including:

  • Walking, standing, bending, kneeling, crouching, climbing ladders, and working in confined spaces
  • Lifting and carrying up to 50 pounds and occasionally more with assistance
  • Working around noise, dust, lubricants, industrial chemicals, moving equipment, and varying temperatures
  • Working at heights and outdoors when required
  • Traveling between company facilities
  • Responding to emergency maintenance situations when necessary

Occasional after-hours response may be required for facility emergencies, equipment failures, weather-related events, or urgent operational needs. Compensation for all hours worked will be administered in accordance with applicable wage and hour laws and company policy.
