What are the responsibilities and job description for the Project Manager position at Pluma Construction?
Location: Albuquerque, NM (statewide travel)
Company: Pluma LLC — New Mexico’s most innovative GC
Employment Type: Full-time
Pluma LLC is an Albuquerque-based general contractor delivering ground-up state, municipal, federal, and select private commercial projects across New Mexico. We combine rigorous subcontractor management with an experienced self-perform crew (~30 tradespeople). Typical projects average ~$300K with a target of ~$1M.
We’re hiring a Project Manager to lead vertical construction projects from planning through punch and closeout. You won’t be buried in bureaucracy—you’ll make decisions, solve problems, and lead from the front alongside a seasoned field team that loves to build.
We’re not credential-hunting. We’re looking for a leader: someone who thinks autonomously, communicates clearly, learns fast, and collaborates with experienced superintendents and trades to deliver excellent work—safely, on time, and on budget.
- Own schedule, scope, and cost through closeout; drive weekly look-aheads and recovery plans when needed.
- Run the paperwork that moves money: pay apps, SOVs, change orders (pricing, negotiation, documentation), lien releases.
- Coordinate subs and self-perform crews, sequence work, and remove blockers quickly.
- Lead RFIs, submittals, and QA/QC, ensuring spec compliance and clean punch/turnover.
- Procure long-lead materials and align delivery to schedule; track risk and contingencies.
- Interface with owners, architects, and AHJs, representing Pluma professionally at meetings and inspections.
- Champion safety and documentation, including daily reports, photos, and issue logs in Buildertrend.
- Close strong: O&M manuals, warranties, as-builts, and financial closeout.
- Experience managing construction projects (public works a plus: city/state/federal).
- Proven track record leading subs and field crews—clear, steady communicator who takes ownership.
- Problem-solver who moves fast, asks smart questions, and uses the team’s expertise.
- Comfortable with Buildertrend (or similar), construction docs, and basic cost controls.
- Valid driver’s license; ability to travel across NM for site visits and meetings.
- Experience with pay apps and COs on public contracts; familiarity with wage decisions.
- Basic fluency with QuickBooks Desktop terms (SOV alignment, invoicing flow).
- Spanish proficiency for field coordination.
- OSHA 30 or willingness to complete quickly.
- Immediate impact: meaningful responsibility from day one with full executive support.
- Tight-knit team: work directly with leadership (GM/Ops, VP of Operations, CFO) and seasoned superintendents.
- No-ego culture: do your job, do it well, and help the team win.
- Competitive pay, benefits, mileage, and growth opportunities as we scale.
- 30 days: Master project contracts, schedules, and financials; stabilize subs and material flow.
- 60 days: Drive clean pay app cycles, resolve priority RFIs/COs, and hit agreed milestones.
- 90 days: Zero-surprise reporting, strong owner relationships, and a clear path to punch/closeout.
