POSITION SUMMARY:

We are seeking a hands-on experienced and detail-oriented Real Estate Controller to oversee and manage all accounting and financial functions for our real estate portfolio, including operating rental properties, property acquisitions, development projects, and joint ventures. The ideal candidate will be a strategic thinker with robust technical accounting knowledge, and hands-on experience in real estate finance. The Controller will oversee all accounting functions related to property management and real estate development. Functions include financial reporting to management, tax and lender compliance reporting, accounting system implementation and maintenance, establish and oversee accounting procedures and controls, supervise office accounting staff, calculate and compile budgets and forecasts, and furnish special reporting as requested by ownership and the Chief Operating Officer.

KEY RESPONSIBILITIES:

Accounting & Financial Reporting
Manage the day-to-day accounting operations for multiple entities and properties.
Ensure timely and accurate preparation of monthly, quarterly, and annual financial statements.
Ensure intercompany reconciliations, eliminations, and consolidations in a multi-company environment.
Oversee and/or produce journal entries, reconciliations, and financial reports.
Maintain integrity of the general ledger and accounting systems.

Budgeting & Forecasting
Lead the annual budget process for the real estate portfolio.
Collaborate with managers and operations personnel to compile accurate forecasts.
Evaluate needs for procurement of funds and investment of surpluses and make appropriate recommendations.
Monitor actual performance against budget and investigate variances.
Design and produce interim and year-end financial statements, management reports, and on-demand financial decision analyses. Ensure reporting accuracy and usefulness. Ensure proper reporting and work paper completion for income tax compliance.
Calculate, maintain, and enter property management forecasts and budgets. Ensure integrity of general ledgers.
Provide direction and assistance to other organizational units regarding accounting and budgeting policies and procedures and efficient control and utilization of financial resources.

Cash Management & Treasury
Oversee cash flow planning, forecasting, and management.
Coordinate with lenders, banks, and investors on financing, draws, and compliance requirements.
Manage capital contributions and distributions among joint venture partners.
Control cash activities and ensure lender compliance. Control A/P, billing, and A/R in accordance with C.O.O. / owner guidelines & directives.
Perform journal entries and account reconciliations.
Prepare fixed asset depreciation schedules.
Oversee rent collections for industrial, office, retail and apartment buildings.

Development & Construction Accounting
Track project budgets, costs, and loan draws for developments under construction.
Ensure proper capitalization of development costs and timely transition to operating assets.

Tax & Compliance
Coordinate with external tax advisors on property tax returns, income tax filings, and compliance.
Maintain entity records and ensure compliance with regulatory and lender requirements.
Support audits and provide necessary documentation to external auditors and property owners.

Team Leadership & Process Improvement
Lead and mentor a team of 2-3 accountants and finance staff. Including training, procedure changes & compliance, and general office reliability with the C.O.O.
Establish, document, and improve accounting policies, procedures, and internal controls.
Implement and enhance accounting systems and reporting tools. Knowledge of Sage 300 is a plus. The Employer is open to implementation of a preferred accounting software system as may be recommended by the candidate. (e.g., Yardi, MRI, Timberline, Sage Intacct).
Generally, manage and control accounting relations with customers, vendors, fellow employees, and management.

QUALIFICATIONS:

Education & Certifications
Bachelors degree in Accounting.

Experience
7 years of progressive accounting experience, with at least 2 years in a controller or a management-level role.
Strong background in real estate accounting for industrial, office, retail and multifamily rental properties.
Familiarity with property management, development, and/or construction processes.

Skills & Competencies
Firm understanding of general ledger accounting and financial reporting as well as real estate-specific accounting principles.
Proficiency with accounting systems (e.g., Yardi, MRI, Timberline, Sage 300, or similar).
Experience with database report engines such as Crystal or Access is a plus.
Real estate income tax knowledge is a plus.
Advanced Excel and financial modeling skills.
Experience with Microsoft Outlook, Excel & Word.
Strong analytical, organizational, and communication skills.
Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
The ability to work with various levels of auditors, lawyers, owners, subordinates, superiors, consultants, lenders, fellow staff members, intercompany employees, customers, and vendors.

Familiarity with lease accounting, intercompany transactions, and job cost construction accounting a plus.

ADDITIONAL INFORMATION:

While performing the duties of this job, the employee is regularly required to talk or hear working within standard office environment; regular exposure to multiple video terminal displays; prolonged periods of sitting at desk. Ability to lift up to 30lbs. Applicants must be able to pass a drug-screening test.
