Job Summary
The facilities services technician III is responsible for supporting facility projects, oversees third party vendor contracts, providing diverse preventative and predictive maintenance functions and emergency repairs of Platte River’s equipment and facilities. This role is part of a team that provides daily support services to a variety of service areas that include facility and general maintenance, preventative and reliability maintenance, facility safety, HVAC, electrical systems and building control and automation and site management.
We have one opening for this hire and are specifically seeking an experienced journeyman HVAC technician to join our collaborative team. The successful candidate easily adapts to shifting needs and is able to prioritize their work effectively.

Work environment and hours
This position starts and ends each workday at Platte River’s headquarters in Fort Collins. Technicians regularly drive a company vehicle within owner communities or to Rawhide Energy Station to perform work tasks.
Work is regularly scheduled as four 10-hour shifts (Monday through Thursday, 6:00 am to 4:30 pm). After-hours and overtime work is scheduled on an as-needed basis for snow removal, maintenance, outages, or emergencies.
This job requires moderate to considerable physical effort that includes working from ladders in awkward positions and frequent use of light or medium-weight objects (e.g. 25-50 lbs.) and medium-weight tools. There is regular exposure to heat and noise as well as working outside in the elements. There is marginal to moderate exposure to conditions that may be unpredictable and could lead to workplace injury while working around energized electrical equipment or at heights.

Essential Duties And Responsibilities
All facilities services technicians:
- Models the mission, vision, values, and culture of the organization
- Performs or assists with preventative maintenance and repairs to HVAC/R systems at various site locations
- Collaborates and coordinates with technology department to maintain cyber risk assessments and security patches for all building automation equipment
- Maintains and repairs HVAC equipment and systems to include heat exchangers, heat pumps, and building automation systems
- Plans and performs building electrical and mechanical modifications
- Performs repairs, modifications and preventative maintenance on buildings and facilities, equipment, fixtures, and systems
- Reads and interprets blueprints, schematics and one-line drawings to diagnose mechanical problems and determines how to repair with limited supervision
- Assists with project planning, budget, management, and closeout for all facility related projects
- Understands and reviews project documents to include bid scopes, project workflow and equipment specifications to track and assess trends of future maintenance
- Utilizes computer management system to schedule, execute, and track work orders
- Assists with proper record-keeping for billable and non-billable work performed by third-party vendors
- Reads and interprets data associated with reliability of facility equipment and recommends corrective action to management regarding methods for maximizing the use and life of equipment
- With limited supervision, works collaboratively subcontractors to verify that repairs have corrected malfunctions
- Complies with established safety and environmental policies and procedures; works safely and demonstrates safe work practices
- Delivers daily support services to a variety of service areas that include facility and general maintenance, preventative and reliability maintenance, facility safety, HVAC, electrical systems and building control and automation, and site management
- Participates in rotational on-call status and responds to after-hours incidents
- Assists with facilities and grounds maintenance and repairs at all locations, including groundskeeping services such as landscaping or snow removal
- Performs other duties as assigned
- Provides extensive knowledge of HVAC, control systems, building automation, electrical systems, energy management, fire alarm and smoke removal systems, engineering, installation, and construction procedures
- Ensures that HVAC systems are operating as outlined by an engineer’s sequence of operation for all systems
- Performs replacements, startups, and commissioning requirements for commercial HVAC/R systems
- Ensures compliance with and knowledge of environmental regulations of refrigerants and other hazardous materials
- Interprets drawings and schematics for installation and maintenance of all HVAC/R components
- Programming and troubleshooting skill with KMC, Tridium/Honeywell, and/or other equivalent building automation systems
- Interprets drawings and schematics for installation and maintenance of building systems
- Assists with project planning, management, and closeout for facility related projects
- Reviews project documents to include bid scopes, project workflow and equipment specifications to track and assess trends of future maintenance needs
- Tracks projects financial, schedule, and status on a consistent basis
- Skilled in performing routine maintenance on equipment and determining when and what kind of maintenance is needed
- Ability to work safely and demonstrate safe work practices
- Ability to communicate tactfully and effectively (written and verbal) with staff and contract personnel
- Ability to perform basic computer skills (e-mail, time entry, work order software system)
- Ability to work concurrently on multiple projects
- Knowledge and familiarity with applicable state, federal, and local building codes
- Knowledge in performing (RFP’s) Request for Proposals and closely following detailed procurement protocols
Required criteria
- 5 years in facilities maintenance or related field, with at least 2 years in HVAC/R maintenance in KMC, Tridium/Honeywell or equivalent building automation systems (BAS)
- Valid driver’s license and active journeyman HVAC license
- Bachelor’s degree in construction management or completion of a certified apprenticeship in HVAC/R, or equivalent combination of education plus work experience
- This position is subject to random drug screening as a commercial motor vehicle (CMV) driver
