What are the responsibilities and job description for the Senior Commercial Property Manager position at Placemaker Properties?
We’re looking for a motivated and experienced Senior Commercial Property Manager to join the Placemaker Properties team and help us continue elevating our commercial portfolio. This person will take ownership of day-to-day property operations, tenant relationships, and construction coordination during tenant improvement projects, while also helping to build the systems and processes that support scalable growth. The ideal candidate is detail-oriented, solutions-driven, and thrives in a fast-paced environment where collaboration and initiative are valued.
Key Responsibilities:
- Portfolio Oversight: Manage day-to-day operations of the commercial portfolio, including budgeting, vendor coordination, maintenance, and capital projects.
- Tenant Improvement Coordination: Act as the main point of contact for new tenants during buildouts. Coordinate with tenants, contractors, and internal stakeholders to ensure timely and successful project execution.
- Process Development: Work collaboratively with leadership to establish and refine property management systems and workflows that promote consistency, accountability, and scalability.
- Vendor & Contract Management: Solicit bids, negotiate contracts, and manage vendor relationships to ensure high-quality service and cost-effective operations.
- Financial Management: Prepare and manage operating budgets, track expenses, and ensure timely reporting of financials, payables, and receivables.
- Tenant Relations: Foster strong, professional relationships with tenants. Ensure lease compliance, address concerns promptly, and maintain a positive tenant experience.
- Inspections & Compliance: Conduct regular site inspections to ensure properties are well-maintained, visually appealing, and operating efficiently. Ensure ongoing compliance with safety regulations, lease terms, and property standards. Take ownership of curb appeal by proactively addressing exterior presentation, landscaping, signage, and other first-impression elements that contribute to a professional and welcoming environment.
- Leadership & Growth: Contribute to the company’s vision by mentoring junior team members (if applicable), supporting strategic goals, and identifying opportunities for growth or improvement.
Qualifications:
- 3 years of experience in commercial property management
- Experience managing TI projects or construction coordination is highly desirable
- Proven ability to develop and implement processes, systems, and workflows
- Strong interpersonal and communication skills; confident working with tenants, vendors, and leadership
- Proficient in Microsoft Office (Excel, Outlook, Word); experience with Yardi or other property management software is a plus
- Highly organized, deadline-driven, and solutions-oriented
