Key Responsibilities:
- Prepare detailed cost estimates, budgets, and bid proposals for tenant improvement and ground-up construction projects.
- Analyze project documents, drawings, and specifications to determine material, labor, and timeline needs.
- Perform and validate quantity take-offs using current tools and software.
- Solicit and evaluate subcontractor/vendor pricing to ensure competitive and accurate scopes.
- Collaborate with project managers and superintendents to align scopes and schedules.
- Contribute to pre-construction planning and value engineering.
- Maintain and expand relationships with clients, trade partners, and vendors.
- Identify cost-saving strategies, risks, and opportunities for improved profitability.
- Leverage estimating tools such as Procore, PlanHub, BuildingConnected, and Bluebeam.
- Keep current with market conditions, construction methods, and pricing trends.
Qualifications:
- 3 years of estimating experience with a commercial general contractor.
- Demonstrated success with TI projects over $1M and ground-up projects over $5M.
- Proficiency in Microsoft Excel, Bluebeam, Procore, and BuildingConnected.
- Strong communication, analytical, and organizational skills.
- Ability to manage multiple bids and meet deadlines.
- Bachelor's degree in Construction Management, Engineering, or related field preferred.
Benefits & Compensation:
- Base Salary: $105,000-$125,000 per year (based on experience)
- Performance Bonus: Semi-annual bonus based on individual and company performance
- Vacation Stipend: $2,500 annual bonus following a qualified vacation (eligible after 6 months of employment)
- 401(k): Employer Safe Harbor contribution of 3% with employee deferral option
