What are the responsibilities and job description for the Maintenance Specialist I position at PIONEERS MEMORIAL HEALTHCARE DISTRICT?
SUMMARY:
Under general direction, performs general maintenance and technical work to include building repairs (electrical systems, plumbing & HVAC), preventative maintenance activities and minor construction/patching common to general plant/facility maintenance operations. Under supervision, demonstrates at an apprentice level the ability to assist in the performance of repairs/tasks in a specialized skill area such as electrical, hydraulics/pneumatics, HVAC, millwright, welding, plumbing or carpentry.
ESSENTIAL FUNCTIONS:
1. Receives and completes advanced repair assignments in their specialized skill area (electrical, hydraulics/pneumatics, HVAC, millwright, welding, plumbing or carpentry).
2. Complies with the PMHD Computerized Maintenance Management System (CMMS) in the acceptance, interpretation and performance of assigned work orders in a timely and proficient manner. Communicates any issues with assigned tasks to his/her immediate Supervisor in a pro-active manner so as to reduce equipment or system downtime.
3. Utilizes the CMMS system to record completion of assigned work orders to include repair time, parts parts/materials requested, parts/materials utilized & repair outcomes.
4. Performs routine minor repairs and maintenance on common facility systems such as plumbing (toilets, sinks), electrical (switches, reset breakers) and HVAC (filters, motor replacement (under 10HP)).
5. Completes assigned Preventative Maintenance (PM) tasks as per Manufacturer recommended guidelines in a timely manner; prior PM deadlines expiring.
6. Performs assigned safety checks on heating, cooling, minor equipment (as assigned) and other common systems/equipment as per Manufacturer recommended guidelines.
7. Mixes appropriate chemicals and conducts assigned testing for routine quality control checks required by Manufacturer guidelines within the Central Utility Plant.
8. May perform minor repair or facility structures which may include, wall repairs, carpet/tile installation, drywall, sanding, & painting.
9. May assist in more extensive minor construction activities such as masonry and general concrete work.
10. Complies with the department Safety Program in performing daily activities. Is responsible for utilizing assigned PPE equipment as required for completion of work orders or projects.

EDUCATION, KNOWLEDGE, SKILLS, ABILITIES, AND EXPERIENCE:
Completion of High School Diploma or G.E.D or equivalent work experience. Two years of prior maintenance experience in a commercial setting required. Possession of a Specialized Trade Skill Certification (Universal or Trade-specific). May substitute 3 years of recent specialized trades experience in a commercial setting in lieu of the Certification. Must possess the technical ability to use computerized handheld devices and tablets to receive and complete assigned work orders
LICENSES AND CERTIFICATIONS:
Valid California Driver’s License.
