Job Description
Administer the maintenance department of the assisted living community. Responsible for all aspects of the community physical plant, including systems, equipment, environment including housekeeping and laundry. Duties include budgeting, staffing, planning, construction, maintenance, housekeeping and safety.
Education, Experience, Certification And Licensure Requirements
- Associates’ degree in construction management or related field or 2 years of related experience/education preferred.
- At least 1 years’ experience in the supervision of plant operations and maintenance plus budgeting and purchasing required.
- 5 years of experience in building/grounds maintenance and management preferred
- Develop staffing patterns and work closely with supervisors to hire staff, provide training, set goals, counsel, and discipline employees, conduct performance appraisals, and recommend termination of employment.
- Assist the Executive Director in the establishment of community buildings and grounds, housekeeping and laundry policies and procedures and quality standards. Monitors a system of resident satisfaction measurement.
- Assist the Executive Director in preparation of the annual operating and capital budgets and monitor expenditures to assure compliance to established figures.
- Participates as a member of the senior management team of the community, assisting the Executive Director and other department heads in establishing and maintaining quality.
- Develop and manage contracts and contractors. Assure contractor compliance with company policies and procedures.
- Conduct routine inspections of the entire physical plant, report on deficiencies, and makes modifications to ensure quality and continuity of service and operations. Assure compliance with the regulations of the State Health Department, National Fire Code (NFPA), Life Safety Code, and state and local building codes.
- Work with department heads in planning of space utilization and improvements.
- Recommend necessary improvements and replacements to the Executive Director.
- Plans, designs, specifies contracts. supervises and administer capital projects, construction, and facility improvements.
- Daily oversight responsibilities include security, maintenance, grounds, housekeeping, laundry and all related areas.
- Act as the community safety and security officer responsible for adherence with community safety policies and procedures. Work with the community corporate safety officer, committees and insurance company representative.
- Develop community safety procedures, coordinate fire safety training, and disaster planning.
- All other duties as assigned.
- Extensive knowledge of community management practices and building maintenance trades needed to maintain physical structures and grounds as well as relationships between the departments and the support office.
- Subject matter expert of blueprints, construction layouts, building specifications, building codes, safety regulations, maintenance guides/manuals, and hazardous conditions.
- Understanding of service level agreements and community and regulatory requirements in relation to environmental services, building maintenance, housekeeping, laundry and sanitation.
- Ability to diagnose and troubleshoot system issues.
- Advanced ability to operate complex hand tools, power tools, and tools of the trade.
- Proficiency with Microsoft Office and Outlook.
- Ability to read, write and communicate using the English language with residents, families and other team members.
- Excellent customer service skills to partner with internal and external contractors.
- Ability to compute basic math.
- Must be knowledgeable in regulations governing all areas of retirement living.
- Must work in an on-call capacity to respond to emergency calls.
- Decision-making is typically very difficult. Most alternatives that are considered are not covered by standard operating procedures and have comparable value. Decision making sometimes requires making predictions regarding the long-term impact of the decisions.
- Little to no supervision – works independently, using solid independent judgment, and receives minimal guidance
- Since a high degree of interpretation and judgment are required to choose among them, the incumbent usually exercises a high degree of discretion when making decisions.
- Problem solving is complex and will likely involve problems that are unique or unforeseen. Ability to use senior level expertise to troubleshoot and resolve complex technical issues. Will collaborate with internal and external resources to finalize solution and implement results.
- Ability to lift 60 lbs., climb ladders, and scaffolding.
- Ability to work in a fast-paced environment with multiple tasks.
- Frequent walking, bending, stooping, pushing and pulling. Occasionally over uneven ground or in wet or slippery conditions.
- Ability to work inside and outside to effectively make daily rounds throughout and around the community and to respond to problems and emergencies.
- Flexible scheduling required including weekends and evenings. holidays, and during inclement weather as needed.
- Exposure to the sights, sounds and smells of a typical heath care environment including interaction with people coping with dementia.
