JOB SUMMARY
Supervise the activities of the facilities maintenance and custodial work crews by performing a wide variety of skilled and semi-skilled labor in the maintenance and repair of County facilities under general supervision.
TYPICAL CLASSIFICATION ESSENTIAL DUTIES:
- Supervise, train, schedule, and assign work for crews performing facilities maintenance and repairs for County facilities and assure that all safety rules and regulations are observed on the job site.
- Supervise, train, schedule, assign, and inspect the work activities of custodial staff on an assigned shift to assure compliance with Department standards.
- Supervise assigned projects and make appropriate decisions based on work experience, inspect facilities and determine maintenance and repair needs, review work orders and determine staffing needs and equipment requirements, prioritize and assign tasks, estimate and track project work hours and costs.
- Coordinate the preparation for routine and special events and activities and identify and resolve problems.
- Inspect maintenance projects to assure work quality and effective use of resources and assure that safety rules and regulations are followed and that the work zone and all equipment are in safe operating condition.
- Review work of assigned staff for work quality and timely accomplishment of assigned duties and responsibilities, instruct crew in the proper use and maintenance of equipment, work with employees to correct performance deficiencies, monitor job sites, and enforce compliance to County policies, procedures, and standards.
- Perform maintenance and repairs within scope of authority, and in accordance with all safety regulations and procedures and notify supervisors of repair problems beyond the scope of authority.
- Maintain records and logs of services performed and time and material costs, enter work order and project completion data on computer system, and prepare written reports as required.
- Manage and distribute custodial inventory of supplies, equipment, and materials.
- Plan and supervise major cleaning projects for facilities as directed.
- Inspect and maintain assigned custodial equipment and small tools for proper operating condition.
- Monitor work and verify that staff follows all safety rules and regulations, report safety hazards, equipment problems, repair needs, security issues, and emergency situations.
- Perform work of Custodian as needed to meet workload demands.
- Operate a variety of vehicles, equipment, and hand tools in accordance with all safety regulations and procedures and inspect vehicles and equipment and assure all equipment is maintained according to standards.
- Follow all safety rules and regulations, and closely follow verbal and written instructions and report safety hazards, equipment problems, repair needs, security issues, and emergency situations.
- Maintain absolute confidentiality of work-related issues, customer records and restricted County information.
- Perform other related duties as required.
- High School Diploma or GED equivalent.
- Five (5) years of facilities maintenance, repair and custodial experience which includes two (2) years of experience in a supervisory capacity.
- Or an equivalent combination of relevant education and/or experience may substitute for the minimum requirements.
- Valid Arizona State Driver's License.
- Knowledge of complex maintenance and repair practices and techniques.
- Knowledge of materials, methods, tools, equipment, and supplies used in facilities maintenance and repairs.
- Knowledge of Federal and state safety rules and regulations.
- Knowledge of occupational hazards and safety precautions, including proper use and storage of chemicals, and OSHA Material Safety Data Sheets (MSDS) for hazardous chemicals used in the workplace.
- Skill in assigning, supervising, and evaluating the work of others.
- Skill in estimating necessary materials, time, parts, and equipment required to complete assignments.
- Skill in training staff in proper work methods and safety procedures.
- Skill in project development, management, and documentation for small modifications, moderately sized repairs, warranty call backs, and new, contracted projects.
- Ability to operate a personal computer utilizing standard and specialized software for internet research, e-mails, and reporting.
- Ability to work independently to complete daily activities according to work schedule.
- Ability to establish and maintain cooperative working relationships with co-workers, customers, and contractors.
- Ability to maintain accurate repair and maintenance records, read blueprints and schematics, and maintain tools and equipment in a safe and effective manner.
- Ability to follow and maintain safety standards, including work in detention facilities and other secure areas.
- Ability to safely use tools, equipment, and chemicals.
- Ability to work independently to complete daily activities according to work schedule.
- Ability to communicate effectively orally and in writing.
The work is heavy and requires exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. The work also requires the ability to balance, climb, crawl, crouch, finger, feel, grasp, handle, reach, perform repetitive motion, kneel, lift, pull, push, operate motor vehicles and/or heavy equipment, hear, speak, stand, stoop, walk, and demonstrate mental and visual acuity.
