Designer/Estimator/Job Cost Manager
A residential designer creates detailed plans for residential spaces by collaborating with clients to understand their needs and budget. This role involves drafting floor plans, ensuring designs meet building codes and regulations, as well as creating 3D models for presentation to the homeowners.
Job duties include:
· Meeting with clients to discuss their needs, preferences, and budget for a project.
· Develop detailed layouts, floor plans, and elevations.
· Create specifications and detailed drawings, including 3D models and renderings for client presentations.
An estimator/job cost manager analyzes project plans to determine the time, labor, and material costs needed for completion. Key duties include preparing detailed budgets, obtaining subcontractor bids, and ensuring the final estimate aligns with the project scope and company standards. They work with project managers and senior management to present bids and monitor costs to ensure project profitability.
Job duties include:
· Analyzing project documents: this includes reviewing the project drawings, specifications, and scope to understand all requirements.
· Vendor and subcontractor management: Request, review, and validate bids. Submitting purchase orders for the winning bid.
· Cost calculations: this includes working with vendors and subcontractors to prepare a detailed estimate, including materials, labor, and equipment costs.
· Data analysis: review invoices as submitted to ensure that cost overruns are minimal. Create and submit change orders.
· Collaboration: Work closely with accounting, project managers, site supervisors, and senior management.
Essential skills and qualifications:
· Proficiency in relevant software and the ability to read blueprints. Field experience is mandatory.
· Strong ability to analyze data, solve problems, and focus on quality and accuracy.
· Excellent written and verbal communication skills for presenting bids and working with teams.
· Knowledge of construction methods, materials, and market trends is crucial.
· Customer and subcontractor relationship skills

A bachelor’s degree in construction management or a minimum of 5 years’ experience in residential construction is required for this position.
Job Type: Full-time
Pay: $60,843.17 - $73,273.49 per year
