PURPOSE:
Responsible for managing the portfolio of towers and roofs. Responsibilities include integration and maintenance of new and existing towers, roofs, and tenant facilities.
FUNCTIONS:
- Interface between the Sales Manager and the operators in the leasing, site design, modification and installation processes.
- Establish and maintain daily plans for multiple contracts/projects as needed; Work directly with clients with the support of internal and external resources.
- Comply with all accounting requirements required for each project, including requisitions, purchase orders, invoice approvals, report review, etc.
- Validate the technical feasibility of any request to modify the load on the towers as well as space on the floor or roof terraces.
- Planning, coordination and monitoring of the execution of preventive maintenance.
- Corrective maintenance programming derived from inspections and direct reports from operators, contractors and owners.
- Keep updated the information systems, database, maintenance reports and automated controls of the projects.
- Safeguard the physical records of the existing sites.
- Validate that the delivery of the projects meets the requirements established in the project planning and request pertinent actions in case there are discrepancies.
- Guarantee compliance with all internal regulations and federal, state and local safety, environmental and zoning code conditions. Ref.: civil aviation regulations on tower lighting and painting.
- Facilitate inspections of towers and buildings, as needed.
- Resolution of access problems that cannot be executed by the Monitoring Center (NOC).
- Coordinate projects that require relocation, modification, consolidation, decommissioning of sites, compliance with safety regulations, site improvements, etc. As required.
- Provide support or assistance to the Mergers and Acquisitions department by conducting infrastructure audits of assets being considered for purchase or site management opportunities.
- Preparation of project status reports and reports as required, considering KPIs and reporting.

WORKING CONDITIONS AND PHYSICAL DEMANDS:
Position works in a normal office environment and in the field. Standing, sitting, and walking required daily. Job will involve minimal travel.
QUALIFICATIONS:
- Professional in careers such as Civil Engineering, Construction Engineering, Architecture or Electrical, Electronic or Telecommunications Engineering.
- Minimum experience of 4 years in construction project management, preferably in the telecommunications area (construction of sites, development of wireless communications, maintenance and installation of power lines, etc.).
- Knowledge of passive telecommunications infrastructure (towers, masts, poles, ducts and the physical place where they are located)
- Proficient user of Excel and other MS Office suite products, as well as Power BI, MS Project, AutoCAD Viewer, etc.
- Ability to identify problems or opportunities for improvement to optimize the functioning of the infrastructures under their monitoring and care.
- Orientation towards service, users, clients or different interest groups with which the company maintains relations.
- Disciplined, organized person with attention to detail
- Ability to comply with standards, policies and regulations applicable to each case. (internal or local regulations).
- Ability to establish, manage and take care of relationships with clients (representatives of telecommunications operators that access the towers) and suppliers (preventive/corrective maintenance contractors of the telecommunications infrastructures).
