Position Title:                         Maintenance Supervisor                             Division / Department:           Maintenance              Business Unit:                         Philco Building Maintenance, Inc.    Reports to:                              Maintenance ManagerFLSA Exempt:                       Exempt          Pay Scale:                               $120,000 Annually                                                                                                                                                                                     Job Description: Maintenance supervisors are responsible for overseeing and coordinating the workers who maintain building maintenance systems. They are responsible for evaluating problematic systems at properties and determining what installation or repair services need to be performed. Supervisors train workers, organize schedules and assign work activity. They are responsible for planning and overseeing the work of maintenance staff to ensure safe and efficient operations of the facilities and properties.  In addition to directing the work of subordinates, the maintenance supervisor may also be required to perform maintenance duties themself as needed. Supervisors may also perform training to ensure individuals have all the requisite skills. Additional responsibilities include developing and implementing maintenance procedures and maintaining personnel records, estimating costs, time and materials for projects. Other maintenance-related duties include performing initial evaluations of building systems and distributing work assignments. Supervisors evaluate each worker's performance to ensure quality operations; they also investigate accidents and prepare relevant reports. Responsibilities: The maintenance supervisor duties typically include and without limitation: Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for property maintenance.Maintain sufficient inventories of tools, parts and supplies to properly maintain the properties. Maintain systems for monitoring and tracking service requests, preventive maintenance work performed, compliance with safety requirements, supplies and parts inventories, purchases, and turn-key operations.Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.Schedule relief, emergency and vacation coverage.Participate in the development of goals and objectives as well as policies and procedures; make recommendations for changes and improvements to existing standards, policies, and procedures; participate in the implementation of approved policies and procedures; monitor work activities to ensure compliance with established policies and procedures.Order and purchase supplies, equipment and contract work according to required purchasing and bidding procedures.Regularly inspects properties for safety and security issues, including, but not limited to non-functioning lights, ground and trip hazards, broken fences, exposed wiring, pot-holes and sewer line breaks.Ensures adherence to customer service standards. Works with maintenance staff to ensure that property maintenance issues are dealt with in a timely manner and that proper follow-through is done.Regularly inspects properties and ensures required maintenance and repairs are completed, as necessary.Solicits bids for outside contract work and schedules and supervises outside contractors.Works with property managers to hire, train and develop on-site maintenance employees according to company policy and procedure.Schedules maintenance employees according to forecasted workloads.Works with maintenance employees and other property staff to develop an effective, proactive team that works together to achieve property objectives.Ensures adherence to company safety standards, policies and procedures. Ensures maintenance staff correctly wears and uses safety equipment, as required. Also, ensures that all safety inspections are completed as required and ensures adherence to company key control policies.Maintains property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains and any other property safety information.Conducts regular on-site safety meetings and insures compliance with all federal, state and local safety regulations, including OSHA, EPA, Workers’ Compensation and Hazard Communications. Ensures that all hazardous materials are properly labeled, stored and handled.Completes property maintenance tasks as needed and responds to property service requests.Researches and presents alternative energy conservation systems to implement.Diagnose problems, replace or repair parts, test and adjust.Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.Maintain the care and upkeep of equipment and tools.Properly follow company andCAL/OSHA safety procedures.  Bring problems to the attention HR.Possess excellent communication skills.Provide excellent customer service.Maintain required work records.Consistent and high-quality work performance.Always maintain professionalism.Maintain integrity with company property and time.Reports to work regularly and on time.Takes direction and responds cooperatively to supervision.Comply with all company rules and regulations stated in the Philco Building Maintenance, Inc. handbook.All other duties assigned.  Qualifications/ Skills: Ability to work well in a team environment.A professional, positive and enthusiastic attitude.Ensure adherence to safe work practices and procedures.Work under steady pressure with frequent interruptions.Estimate necessary materials and equipment to complete assignments.  Education:                             A minimum grade 12 education, supplemented by completion of a Union, private or trade school apprenticeship program that includes theory and on-the-job work.             Job-Related Experience:     5 years’ facility maintenance experience including some                                                      lead supervisory experience.  Hours and Days of Work This position is typically Monday through Friday however projects can be scheduled for Saturday and Sunday. Your schedule will be given to you by the Maintenance Manager.     Physical Requirements/Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Must be able to walk and stand 6-8 hours per day. While performing this job, the employee is: Regularly (2/3 or more time) required to: ·       Reach with hands and arms, grasp objects, push/pull items 10-50 pounds, twist the upper body, rotate the wrist, and use finger dexterity writing and using the tools/equipment. Frequently (1/3 to 2/3 total time) required to:·       Lift 20 to 50 pounds for a distance of 10 to 40 feet.·       Bend or retreive items from the floor.·       Stand for several minutes at a time for up to 7 hours per day.·       Walk 10 to 40 feet for up to 3 hours per day.·       Climb stairs and ladders. Occasionally (up to 1/3 total time) required to:·       Talk and hear in-person and on the telephone.·       Kneel.·       Squat. Specific vision abilities required by this job include close-vision, color vision, depth perception and the ability to adjust focus. Psychological Demands of the Job:The psychological demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job.
